Role Purpose

The Revenue & Marketing Manager is responsible for maximising occupancy, rental income, and revenue performance across the PBSA portfolio through data-led pricing, competitor benchmarking, marketing optimisation, and occupancy strategy. This role blends revenue management, lettings marketing and commercial strategy, ensuring each asset is priced correctly, positioned competitively and supported by marketing activity that drives demand and conversion throughout the full letting cycle. The post holder will take ownership of pricing strategy, regular price-point reviews, competition analysis and occupancy forecasting, working closely with site teams, marketing partners and leadership to optimise lettings performance across all locations.

Key Responsibilities

Revenue Strategy & Pricing Management

  • Implementing and managing dynamic pricing strategies across all assets.
  • Conducting regular price-point reviews at both national and asset level, aligned to demand, letting pace and competitor positioning.
  • Identifying opportunities to drive revenue, protect headline rents, and optimise incentives and discounting.
  • Ensuring pricing decisions balance short-term occupancy goals with long-term income and asset value.
  • Working closely with operational teams to ensure pricing frameworks are clearly understood and consistently applied.

Competition & Market Analysis

  • Monitoring competitor pricing, incentives, product offering, marketing tactics and occupancy trends at a local level.
  • Producing structured competitor analysis reports to inform pricing, marketing and letting strategies.
  • Understanding local market dynamics including university intake sizes, visa trends, supply pipeline and economic influences.
  • Translating market intelligence into actionable recommendations that directly influence revenue and occupancy performance.

Occupancy Planning & Lettings Strategy

  • Forecasting occupancy and letting pace throughout the cycle.
  • Identifying early risks to target and implementing corrective strategies.
  • Designing and executing phased leasing plans, including early-bird, mid-cycle and late-cycle tactics.
  • Supporting site teams during peak periods to maintain momentum and conversion performance.
  • Ensuring all assets have a clear, data-led occupancy strategy tailored to their local market conditions.

Lettings Marketing Strategy & Optimisation

  • Managing and refining lettings marketing strategy to support pricing and occupancy goals.
  • Evaluating marketing channel performance, ROI and conversion effectiveness.
  • Aligning campaigns, messaging and timing with letting phases and pricing strategies.
  • Ensuring marketing activity reinforces competitive positioning and value proposition for each asset.
  • Supporting partnerships with universities, agents and referral channels where they enhance demand quality and conversion.

Performance Analysis & Reporting

  • Producing regular reporting on occupancy, leasing pace, pricing performance and marketing effectiveness.
  • Analysing conversion funnels to identify drop-off points and revenue leakage.
  • Providing clear, actionable insights to the COO and wider leadership team.
  • Ensuring dashboards, CRM systems and reporting tools are accurate and effectively utilised.
  • Using data to challenge assumptions and continuously refine strategy.

Collaboration & Operational Support

  • Supporting on-site teams in understanding pricing decisions and occupancy strategies.
  • Providing guidance during periods of underperformance or market volatility.
  • Contributing to mobilisation strategies for new developments or acquisitions from a revenue perspective.
  • Supporting training and process improvements related to sales discipline, pricing compliance and conversion.

Skills, Experience & Attributes Required

  • Proven experience in revenue management, pricing strategy, lettings, or commercial roles within PBSA, BTR, hospitality or a similar asset-backed sector.
  • Strong analytical capability with confidence working with pricing models, data sets and forecasts.
  • Experience conducting competitor and market analysis and translating insight into action.
  • A commercial mindset with a focus on maximising both occupancy and yield.
  • Strong communication skills, able to influence both senior stakeholders and on-site teams.
  • The ability to work nationally, managing multiple assets simultaneously.
  • Flexibility to travel regularly across the UK.
