Southport office (base) and North West sites. Circa £55,000 plus £5,000 car allowance (DOE) EFT Group (Construction) delivers new build and refurbishment projects for healthcare, education and local authority clients — and the business is growing. You'll take commercial ownership of live projects, keeping budgets, cash flow and subcontractors on track, and making sure every job is delivered profitably and to the highest ethical standards. What you'll do -Commercial management & reporting -Tendering & estimating -Subcontract procurement & management -Valuations, variations & final accounts -Working across the business What success looks like -Oversee 2–3 live projects concurrently, from tender through to final account * Set up and finalise the official project budget, compiling cost data for monthly management reports (CVR) Monitor and update CVRs, incoming and outgoing cash flows and budget v actual variance analysis to keep profit/loss projections accurate. * Produce project cash flow, commercial appraisal, work in progress and labour budget reports * Monitor site costs weekly and report significant commercial risks to the Commercial Director * Prepare initial estimates and appraisals of new projects, and oversee the tendering process * Prepare bills of quantities and schedules of works for pricing * Assist and mentor the Estimating team with tenders when required Create and maintain procurement schedules, issue subcontract enquiries and compare, vet and select tenders with the project team. * Prepare subcontract agreements, raise orders and review, comment on and agree subcontract warranties Validate and re-measure subcontract applications, process payments and issue notices in line with agreed terms. * Inform subcontractors of contract variations and resolve issues, escalating where needed * Manage the financial aspects of subcontract packages, including metal decking and concrete * Measure and value work on site and from drawings, including re-measurement * Prepare monthly valuations, agree them with clients and ensure invoices are issued * Value and raise variations, manage payment certificates and handle disputes * Agree client and subcontract final accounts under the main contract * Take part in site meetings, pre-contract meetings, project reviews and internal monthly cost meetings Work with Site and Contracts Managers, Operations and Buying, and liaise with clients' agents, QSs and architects. * Support the accounts team to maintain cash flow, review supplier invoices and advise on credit insurance * Support and manage Quantity Surveyors and Junior Quantity Surveyors * Work in line with the Company's Health & Safety Policy and Quality Manual * Accurate, up-to-date CVRs, forecasts and progress reports * Healthy cash flow, with valuations agreed and cash recovered on time * Subcontractors well selected, well managed and paid in line with agreed terms * Final accounts agreed promptly, and strong, long-term client relationships Join a growing and supportive company, where their people matter.
