They are looking for an experienced Technical Services Manager / Building Services Manager to join their team in Manchester.

Responsibilities

  • Provide technical leadership across the full MEP lifecycle of a project—from sale through to Day 2.
  • Ensure that MEP solutions are high-quality, value-adding, and reduce risk while enhancing the client experience.
  • Act as the technical custodian of the MEP strategy after a project transitions from sale, ensuring that bid-stage intent is developed, validated, delivered, commissioned and handed over in line with performance, quality and programme expectations.
  • Support the transition of MEP strategy from sale into pre-commencement with a clear and robust handover from the MEP Lead and alignment with the agreed services intent.
  • Assess services solution requirements by reviewing performance specifications, existing building systems, and project parameters, risks and constraints.
  • Lead the technical validation of existing building services, planning and formally recording investigations and inspections.
  • Collaborate with supply chain partners to develop coordinated MEP designs aligned with architectural intent, programme and cost.
  • Review and challenge design proposals, technical submissions, calculations and equipment selections to ensure robustness, compliance and appropriateness.
  • Act as internal technical authority for MEP matters, providing clarity and direction to the project team and resolving issues decisively.
  • Establish and manage the services design development plan with clear deliverables, responsibilities and timescales.
  • Ensure effective coordination of MEP design with other trades and disciplines, working closely with the Design Manager throughout the project lifecycle.
  • Provide plain-English summaries of technical services strategy, risks, progress and challenges to internal and external stakeholders.
  • Monitor services performance during delivery, conducting planned inspections and spot checks to ensure quality, compliance and programme alignment.
  • Support the Project Manager with landlord, consultant and stakeholder liaison relating to MEP services.
  • Lead the planning and execution of commissioning, witnessing and training (CW+T), ensuring this is treated as a formal milestone and is well-planned.
  • Ensure all CW+T activities are documented and incorporated into the project audit trail.
  • Oversee the preparation, review and submission of complete, accurate O+M information at handover.
  • Support the project team and client during the early occupation (Day 2) period, contributing to reviews and a smooth transition to aftercare.
  • Continually review service solutions and processes to reduce complexity, improve outcomes and mitigate risk.

Qualifications

  • Strong technical understanding of MEP systems, existing building services and performance-based design.
  • Ability to translate complex technical information into clear, accessible language for non-technical stakeholders.
  • Confidence to challenge supply chain partners constructively while maintaining positive, collaborative relationships.
  • Strong coordination and integration skills, working effectively with design, commercial and delivery teams.
  • Proactive problem-solver who focuses on root cause, risk reduction and pragmatic solutions.
  • High standards of professional rigour, honesty and accountability, with a willingness to escalate issues where required.
  • Comfortable operating across all project stages, from pre-contract strategy through to handover and post-completion support.

Salary

GBP 60,000 - 80,000 per year (note: salary ranges may be adjusted to reflect the organisation’s compensation framework).
