GRAHAM is seeking an accomplished Building Services Manager to lead the delivery of a complex high value MEP package on a flagship project in Manchester. This senior role demands broad technical expertise across mechanical, electrical, public health, BMS controls, high-voltage distribution, fire and security systems, water treatment, and ICT/network infrastructure. As the project's principal building services lead, you will drive technical assurance, safety performance, and quality compliance, ensuring all works meet the requirements of the Building Safety Regulator and align with GRAHAM's rigorous standards. You will develop and manage system interface schedules, oversee design coordination, and provide authoritative guidance to project teams, supply chain partners, and stakeholders. This is a key leadership position for a proactive manager who can champion a culture of quality, safety, accountability, and engineering excellence throughout the project lifecycle.
Key Responsibilities:
- Lead the management of high-value MEP subcontract packages on large-scale Residential and Build to Rent projects.
- Oversee off-site and on-site activities, ensuring compliance with project objectives and budgets.
- Drive cost control processes, ensuring strict adherence to financial constraints.
- Manage change processes and document deviations with clients for approval.
- Foster strong relationships with clients, subcontractors, and construction teams, ensuring smooth communication and efficient project delivery.
- Provide technical expertise in building systems such as electrical, mechanical, fire safety, security, water treatment, and high-voltage systems.
- Manage Building safety regulator MEP requirements for gateway submissions.
- Facilitate a smooth and managed commissioning process to nationally recognised standards and codes.
What we are looking for - Essential:
- Proven experience managing complex MEP packages on large-scale Residential or Build-to-Rent projects, ideally within a Tier 1 contracting environment.
- Solid experience in a senior BSM/MEP role.
- Strong technical capability across mechanical, electrical, public health, BMS, fire, security, and associated building services systems.
- A solid understanding of regulatory requirements, including Building Safety Regulator expectations, compliance processes, and safety-critical documentation.
- Demonstrated leadership in safety and quality, with the ability to embed best practice and drive high standards across design, installation, and commissioning.
- Excellent coordination and communication skills, enabling effective collaboration with designers, subcontractors, and project stakeholders.
- Commercial awareness with the ability to manage budgets, assess subcontractor performance, and support programme certainty.
- A proactive, solutions-focused mindset, capable of anticipating issues, resolving technical challenges, and maintaining project momentum.
- Relevant qualifications, such as a degree or HNC/HND in Building Services Engineering, Mechanical/Electrical Engineering, or equivalent experience.
