Project Manager Facilities Management

As part of GRAHAM's contracted service delivery for Manchester University NHS Foundation Trust (MFT), we are seeking an experienced Project Manager to lead and support the delivery of planned works, lifecycle projects, minor works and small capital projects across a complex and diverse healthcare estate.

The role will involve managing works across a range of acute healthcare environments, including hospitals, clinical departments, operating theatres, wards, laboratories, office accommodation, staff facilities and associated infrastructure. Projects will be delivered under a range of contractual arrangements and may vary from minor works packages through to planned refurbishment projects and capital investment schemes. Working within live and highly regulated healthcare environments, the Project Manager will liaise closely with NHS stakeholders, clinical and non-clinical departments, supply chain partners and internal GRAHAM teams to ensure works are delivered safely, efficiently and with minimal disruption to patient care and critical hospital operations.

Job Type: Permanent / Full Time

The Project Manager will:

• Manage the end-to-end delivery of reactive maintenance, lifecycle works, minor works and project works across the Manchester University NHS Foundation Trust estate from instruction through to completion and handover.
• Coordinate and manage self-delivery teams, subcontractors, suppliers and consultants across multiple disciplines, including building fabric, civil, mechanical and electrical works.
• Plan, programme and sequence works, developing and maintaining project programmes, short-term plans and progress reporting in line with contract and client requirements.
• Ensure full compliance with Health, Safety, Environmental and Quality Management Systems, including CDM Regulations and NHS-specific policies and procedures.
• Fulfil Principal Contractor duties where applicable and ensure the safe delivery of works within occupied healthcare environments.
• Take ownership of commercial performance, including cost forecasting, value control, risk management and budget monitoring throughout the project lifecycle.
• Monitor and control project performance across time, cost, quality and resource management, ensuring delivery against agreed KPIs and client expectations.
• Procure, manage and assess subcontractor performance, competence and compliance in line with GRAHAM and NHS requirements.
• Act as the primary operational interface with Manchester University NHS Foundation Trust stakeholders, including Estates teams, Capital Projects teams, clinical users and key contract representatives.
• Chair and attend project meetings, progress reviews, safety briefings and stakeholder engagement sessions, ensuring accurate reporting and auditable records.
• Maintain robust project, commercial and quality documentation in accordance with NHS, contractual and GRAHAM governance requirements.
• Manage works within live, occupied and clinically sensitive environments, ensuring minimal disruption to patient care, clinical services and hospital operations.
• Oversee testing, commissioning, certification, snagging, defects management and project close-out activities.
• Compile and submit complete handover documentation, including certification, as-built information, asset data and operation and maintenance manuals.
• Support delivery of sustainability, environmental and social value commitments aligned with both Manchester University NHS Foundation Trust and GRAHAM objectives.
• Promote continuous improvement, innovation and best practice across maintenance and project delivery activities.
• Positively represent and promote GRAHAM's values, brand and professional reputation within the healthcare sector.

About You

Essential Criteria

• Proven experience as a Project Manager within hard FM, healthcare estates, maintenance, construction or building services environments.
• Experience delivering refurbishment, lifecycle, maintenance and minor works projects.
• Strong understanding of project commercial management, including cost control, valuations and project forecasting.
• Experience managing multiple concurrent workstreams within live operational environments.
• Sound knowledge of CDM Regulations and strong health and safety leadership.
• Experience working within occupied, operational or safety-critical environments.
• Ability to manage budgets, programmes, risks and project resources effectively.
• Proficient in Microsoft Office and project planning tools.
• Strong communication and stakeholder management skills, with the ability to engage effectively with NHS Estates teams, clinical stakeholders and service users.

Desirable Criteria

• Experience working within NHS healthcare estates or other healthcare environments.
• Experience delivering projects within acute hospital facilities.
• NVQ Level 6 or 7 (or equivalent) in Construction, Building Services or Project Management.
• CSCS Black Manager's Card.
• SMSTS qualification.
• Membership of, or working towards, a professional body (MCIOB, RICS, APM).
• Experience supporting sustainability, social value and environmental initiatives within public sector contracts.
