Repairs & Maintenance Surveyor β Social Housing

- Contract: Permanent, full-time
- Hours: 36.25 hours per week with flexitime
Social housing experience is essential/
We are recruiting an experienced Repairs and Maintenance Surveyor to join a well-established housing provider managing more than 7,400 homes across Cumbria and Northern England.
This role is open to candidates from a surveying, construction or trade background. You do not need to be at the beginning of your career, and you do not necessarily need a surveying degree.

- Maintenance Supervisor
- Trade Supervisor within social housing
What you will be doing
You will manage housing repairs and property works from inspection through to completion, including:
- Inspecting occupied and empty homes
- Diagnosing building defects and repair issues
- Preparing specifications and schedules of work
- Estimating costs and appointing contractors
- Managing responsive repairs, voids and planned works
- Monitoring contractors against quality, cost and timescale targets
- Carrying out post-inspections
- Dealing confidently with residents, complaints and challenging situations
- Checking invoices and managing budgets
- Supporting damp and mould, disrepair, compliance and stock-condition work
Essential criteria
You must have:
- Previous experience working within social housing, a housing association, local authority or registered housing provider
- A strong construction, repairs or property-maintenance background
- Experience inspecting properties and diagnosing building defects
- Experience managing contractors, tradespeople or repair works
- Confidence dealing with residents, including challenging or sensitive situations
- A relevant Level 3 trade or construction qualification as a minimum
- A full UK driving licence and access to a vehicle
- The ability to work from Carlisle or Workington and travel across Cumbria
If you are applying from a trade background, you must have progressed into a supervisory, inspection, contractor-management or property-services role.
Desirable qualifications
- HNC or HND in Construction, Building Surveying or a related subject
- Health and safety qualifications
- RICS or CIOB membership, or an interest in working towards membership
- Experience with voids, disrepair, damp and mould or planned-maintenance programmes
