The Investment Services Private Markets Department (“ISPVM”) is responsible for providing investment services to GIC’s private market alternative investments globally. We manage deal structuring, execution and closing, portfolio finance, asset management finance, portfolio valuation, investment operations, tax structuring and financial reporting for GIC’s private market investments in Real Estate, Private Equity, Infrastructure and Cross-Strategy Investments.
As part of ISPVM, the Investment Finance team is responsible for deal finance advisory including buy-side and sell-side financial due diligence, asset-level and portfolio controllership, treasury and cash management, valuation, investment operations, investment accounting and reporting and special purpose vehicle management for GIC’s private market investments.
Responsibilities- Provide deal finance advisory and project management of buy-side and sell-side financial due diligence, restructuring and other transaction services across private asset classes – real estate, private equity/debts, infrastructure and cross-strategy investments in Europe.
- Advise operational feasibility of holding structure, deal funding mechanics, portfolio accounting/valuations implications and manage various work streams with internal stakeholders and external advisors during investments/divestments.
- Implement efficient operating model including onboarding/offboarding investment portfolio across various jurisdictions in Europe.
- Maintain European-wide investment structure controllership post-investment.
- Oversight of portfolio cash and liquidity and work with internal treasury specialists to execute and monitor various treasury, credit, and hedging initiatives.
- Review fair valuation and performance analytics for all direct, JV and indirect private alternative assets including liaising with external valuers, JV partners, underlying GPs, and internal valuation specialists.
- Manage investment holding platforms in the UK and Spain, as well as investment SPVs across Europe including board reporting, financial reporting, audit oversight.
- Collaborative and effective partnering with stakeholders such as Investment Team, Internal Investment Finance Specialists (valuation, treasury, group reporting) and Investment Operation members, Deal Closers, Tax, Legal & Compliance, JV partners, external advisors, and service providers during the entire investment management life cycle.
- Support Regional Lead and VP to implement various regional finance transformation programs; support various Global project leads via execution of Global initiatives at regional level.
- Lead as deal execution point of contact with external and internal counterparties; oversee deal execution relating to internal compliance, KYC, board resolutions and regulatory approvals.
- Ensure accurate and timely exchange of documentations and funding for new investments, and resolution of any internal queries.
- Partner with investment, operations, tax, and legal teams to execute deal in an efficient and timely manner.
- Qualified Accountant, ideally big 4 trained.
- Relevant working experience (ideally within either Real Estate, Infrastructure or Private Equity/Debt and in supporting direct transactions).
- Good understanding of deal closing mechanics and nuances of private market transactions are advantageous.
- Detailed oriented analytical thinker, with creative problem-solving capabilities to effectively manage complex situations in a timely manner.
- Excellent communication, organizational and time-management skills with the ability to handle multiple tasks and deals at any given time.
- Good interpersonal and stakeholder management skills and drive partnership with internal and external stakeholders.
- An inquisitive self-starter with the ability to work in a fast-paced, cross-functional, cross-regions multicultural environment.
