Lead the delivery of a high-performing voids service as our Voids Supervisor - managing repairs from start to finish while driving down turnaround times and maximising quality. You'll inspire and lead a dedicated team, work closely with partners and stakeholders, and use a proactive, customer-focused approach to ensure homes are ready quickly and to the highest standard. We own and manage c.8,000 homes in the east of England, working closely with other agencies and stakeholders within our communities. We build on the good foundations we have in place in being a customer-centric organisation, investing in our existing homes - including our zero-carbon journey - as well as building new homes. Requirements
- Manage, monitor and report on voids and contractor performance, ensuring a customer-focused and value-for-money service.
- Oversee void turnaround times to minimise void loss, ensuring properties are re-let quickly and efficiently.
- Manage void recharges effectively, working closely with the Income Team to support the recovery of costs.
- Take a proactive approach to identifying and implementing process improvements.
- Manage void budgets, demonstrating a strong understanding of value for money and cost control.
- Lead, support and develop a team of technicians, including recruitment, training, performance management, and handling of employee relations matters.
- Drive high performance and productivity, ensuring KPIs and service standards are consistently met or exceeded.
- Manage mutual exchange inspections ensuring all repairs are complete prior to exchange.
- Ensure compliance with all legal requirements concerning empty properties.
We are looking for someone who has...
- Proven experience managing business processes within a service delivery environment.
- Strong background in property repairs, maintenance, and delivery of voids works.
- Ability to interpret relevant legislation and implement effective solutions to complex issues with minimal supervision.
- Experience managing budgets, with a clear understanding and application of value for money principles.
- Supervisory or line management experience, with the ability to lead and develop teams.
- A full UK driving licence.
