Are you an experienced Repairs Manager with a strong background in social housing, assets, responsive repairs and contractor management?

We’re partnering with a well-established community-focused housing association to recruit an Assets & Repairs Manager to lead its responsive repairs service, drive service improvements and ensure residents receive a high-quality, customer-focused service.

This is an excellent opportunity for an experienced housing professional to take ownership of repairs performance, legal disrepair and Awaab’s Law compliance, while leading a dedicated team and working closely with senior management to improve the condition and quality of residents’ homes.

The Role

Reporting to the Head of Assets & Repairs, you will oversee the day-to-day delivery of responsive repairs and maintenance services, ensuring works are completed efficiently, budgets are controlled and contractors are held accountable for performance.

You will balance hands‑on operational management with service improvement, using performance data and asset information to drive informed decisions, strengthen compliance and deliver value for money.

Key responsibilities include:

  • Responsive Repairs: Lead the responsive repairs service from initial report through to completion, ensuring repairs are delivered within agreed timescales and residents receive a consistently high standard of service.
  • Contractor Management: Monitor contractor performance against KPIs, lead contract review meetings, challenge underperformance and ensure value for money across repairs and maintenance contracts.
  • Legal Disrepair & Awaab’s Law: Take ownership of legal disrepair cases, housing condition concerns, hazards and Awaab’s Law compliance, ensuring statutory obligations and timescales are met.
  • Team Leadership: Lead, coach and develop a team comprising surveying, repairs coordination and customer‑facing colleagues, supporting performance, accountability and continuous professional development.
  • Budget Management: Manage responsive repairs budgets, monitor expenditure, authorise works orders and variations, review contractor payments and provide accurate financial forecasts and reports.
  • Compliance & Health and Safety: Ensure repairs and maintenance activities comply with relevant legislation, including building safety, CDM and asbestos requirements, alongside wider landlord obligations.
  • Performance & Reporting: Produce accurate KPI, budget and performance reports, using data management systems to identify trends, address service issues and improve operational delivery.
  • Asset Management: Maintain accurate asset and stock condition information, contribute to stock condition survey programmes and support the development of effective maintenance strategies.
  • Resident Engagement: Work collaboratively with residents, leaseholders, internal stakeholders and contractors to resolve issues, improve customer satisfaction and deliver better outcomes.

About You

You will be a proactive and people‑focused housing professional with a proven track record of managing repairs, maintenance or asset management services, ideally within a housing association, local authority or another social housing environment.

You will combine strong technical and commercial knowledge with the leadership skills needed to manage a busy operational service, improve contractor performance and deliver positive outcomes for residents.

You will ideally bring:

  • Experience managing responsive repairs, maintenance or asset management services within social housing.
  • Strong contract management experience, including contractor performance monitoring, KPI management and service improvement.
  • A sound understanding of legal disrepair, housing condition issues and Awaab’s Law requirements.
  • Experience managing operational budgets, expenditure, financial reporting and value‑for‑money initiatives.
  • Proven experience leading, motivating and developing teams.
  • Knowledge of relevant building regulations, CDM, landlord and tenant legislation, and health and safety requirements.
  • Experience using repairs, asset management or data management systems to monitor performance and produce reports.
  • A relevant professional qualification or equivalent demonstrable experience. A building surveying qualification would be advantageous.
  • A relevant Level 4 qualification, or willingness to work towards one, in line with the Social Housing Competence and Conduct Standard.
  • A full, current UK driving licence.

You will be organised, resilient and solutions‑focused, with excellent communication skills and a genuine commitment to resident satisfaction, safe homes and continuous improvement.

The Opportunity

This is an opportunity to join a community-focused housing provider with a strong social purpose and a commitment to providing safe, secure and affordable homes.

You will play a key role in shaping repairs delivery, strengthening contractor accountability and improving the experience of residents, while working closely with senior colleagues and leading a dedicated operational team.

What's on offer:

  • Hybrid working, with the potential to work from home up to three days per week, subject to business requirements and managerial approval.
  • 29 days' annual leave, rising to 31 days after five years' service, plus bank holidays.
  • Employer pension contributions starting at 6%, with matching arrangements available up to 10% each from employer and employee.
  • Professional development and support towards relevant qualifications.
  • Employee assistance programme and health and wellbeing benefits.
