What you\’ll be doing You\’ll lead and transform the Voids team in delivering a commercially focused, high-performing service that minimises rent loss, reduces turnaround times, and maximises value for money. You\’ll proactively monitor performance within the team, evaluating training needs and qualification opportunities and addressing areas of underperformance, where necessary. You\’ll implement data-led performance improvements, drive contractor and team productivity, and ensure properties meet Golding Homes\’ lettable standards quickly and cost-effectively—enhancing customer satisfaction and organisational efficiency. You\’ll be responsible for the operational delivery of the voids repairs process to the Golding Homes lettable standard, maximising in-house resources supported by sub-contractors where appropriate. More about you. What can you bring? We’re looking for someone with a degree or equivalent professional qualification in housing, construction management, building surveying, or a related field. · Membership of a relevant professional body (e.g., CIH, RICS, CIOB) is highly desirable. A qualification in project management (e.g., PRINCE2, Agile, APM) would be beneficial given the service improvement focus. You\’ll have significant experience in managing voids or repairs and maintenance services within social housing or a similar environment, with a strong understanding of voids management, lettable standards, and relevant housing regulations. You\’ll have a proven track record of improving operational performance using KPIs, budget controls, and process reengineering. You\’ll have experience in managing multidisciplinary teams and contractors, including performance management frameworks. You\’ll have budget management experience, with a focus on value for money and cost control. Ideally, you\’ll have experience in leading service transformation projects or business improvement initiatives. When and where you\’ll be doing it You will enjoy a 37-hour working week and earn an annual salary of £56,100 per annum dependent upon your knowledge, skills and experience.
