We are a national maintenance and refurbishment provider supporting clients across social housing, healthcare, defence, leisure, heritage, commercial, and education sectors.
We deliver responsive repairs, planned maintenance, compliance, decarbonisation, and refurbishment services through a UK-wide operational network.
We are seeking an experienced Estimator to join our Midlands.
The successful candidate will support live social housing maintenance frameworks delivering planned maintenance, void refurbishment works, and other refurbishment projects.
This is a commercially focused role operating within a Schedule of Rates (SOR) environment, supporting the effective commercial management of planned works and void programmes.
The role involves surveying, scoping, measuring, valuing, and commercially managing works across live framework contracts, with a strong focus on Schedule of Rates pricing.
Key Responsibilities
- Carrying out site surveys and assessing planned maintenance and void refurbishment works.
- Reviewing tender documents, pricing works, and submitting competitive tenders.
- Preparing scopes of works, specifications, and cost estimates.
- Measuring, pricing, and valuing works using NHF and other bespoke Schedule of Rates.
- Reviewing variations, identifying commercial risks, and supporting cost control across contracts.
- Producing accurate valuations and commercially robust pricing submissions within agreed deadlines.
- Reviewing drawings, client requirements, and subcontractor quotations.
- Supporting operational and commercial teams during mobilisation and live contract delivery.
- Liaising with client representatives, contract managers, and operational teams to support effective project delivery.
- Maintaining accurate commercial records, pricing documentation, and reporting information.
- Ensuring compliance with contractual, regulatory, and health & safety requirements.
About You
- Proven experience in estimating or quantity surveying roles across social housing, planned maintenance, voids, or property services environments.
- Strong knowledge of NHF and other bespoke Schedule of Rates pricing frameworks.
- Experience within measured term contracts and SOR-based commercial management.
- Strong commercial awareness and attention to detail.
- Ability to manage multiple workstreams and deadlines within a live operational environment.
- Strong communication and stakeholder engagement skills.
- Proficient in Microsoft Excel and commercial / estimating systems.
Desirable
- Construction-related qualification (HNC/HND/Degree).
- Knowledge of social housing regulations and compliance standards.
- Experience across refurbishment works, planned works, voids, and maintenance frameworks.
- Experience working on public sector, social housing, education, or healthcare contracts.
