About The Role
Our property and asset management team over see everything from day to day maintenance works to large scale projects as well as providing vital support for the Major Projects and Regeneration team in delivering some of the cities most notable projects. As a Building Property Manager at Gloucester City Council you will play a pivotal role in supporting the senior management team in delivering a smooth transition from project completion through to operational management, driving sustainability initiatives, refurbishing properties, implementing planned maintenance schedules, compliance registers, managing the car parking team and driving Health and Safety initiatives in our building portfolio in conjunction with the Corporate Health and Safety Officer.
The Council own a very diverse property portfolio of predominantly commercial buildings ranging from community centres, shopping centres, retail parks, office blocks, cultural buildings such as the City Museum and Guildhall all the way through to scheduled monuments and a variety of other grade I and II listed buildings and the new £107 million Forum development in Kings Quarter. It really is an exciting time to come and work for the property department.
Your Responsibilities
- Ensure building compliance with council regulations and wider building regulations.
- Ensure codes of conduct are adhered to with regards all aspects of Health and Safety such as control of contractors, CDM etc.
- Manage planned and reactive maintenance programmes working with both internal and external teams.
- Carry out building condition inspections and reports.
- Identify and manage external specialist contractors.
- Operate the property management software system currently being implemented.
- Have an understanding of landlord and tenant law in relation to tenant obligations.
- Procurement of construction and facilities related contracts including liaison with legal to implement suitable contract provisions.
- Applying for external grant funding in relation to building repairs, improvements and essential maintenance.
Our ideal candidate will have.
- Member of the RICS
- A degree or relevant qualification in the building / property industry.
- A relevant technical qualification
- Evidence of continued professional development
- Experience of building relationships with stakeholders
- Experience of public sector procurement processes
