The Opportunity

Global Highland are seeking a proactive, organised, and hands-on Operations Manager for our client, a short-term rental business based in Inverness.

This is a key leadership role responsible for ensuring all properties consistently meet the highest standards while driving operational efficiency, team performance, and guest satisfaction.

The successful candidate will manage daily operations, lead the operations team, and continuously improve systems and processes.

Key Responsibilities

  • Daily Property Operations
  • Use our IT system to Schedule all regular and adhoc tasks required.
  • Carry out thorough daily pre-arrival inspections.
  • Lead the team.
  • Ensure all properties are cleaned, maintained, and presented to the highest standard.
  • Team Leadership
  • Manage, support, and motivate the operations team.
  • Recruit, onboard, train, and develop team members.
  • Conduct performance reviews and provide ongoing coaching and feedback.
  • Create and maintain a positive, aligned, and high-performing team culture.
  • Oversee payroll processes and staffing budgets.
  • Improvements
  • Continuously identify and implement improvements to increase operational efficiency and effectiveness.
  • Lead and manage operational projects.
  • Monitor operational performance through data analysis and reporting.

  • Support guest communications and messaging.
  • Maintain health and safety standards across all properties and operational activities.
  • Prioritise and coordinate maintenance work, ensuring issues are resolved promptly.
  • Manage consumables budgets and stock control.
  • Ensure all property management systems are accurate and up to date.
  • Conduct regular property audits to ensure 5-star standards are maintained.
  • Occasional out of hours call outs.

Requirements

Essential

  • Driving License and the confidence to drive around the city.
  • Ability to carry and lift heavy loads.
  • Previous experience in an similar leadership role.
  • Experience leading and managing teams.
  • Strong organisational and planning skills.
  • Excellent communication and problem-solving abilities.
  • Experience managing budgets and operational resources.
  • Strong IT skills and confidence working with operational systems.
  • A proactive approach with a focus on continuous improvement.
  • Understanding of 5-star property presentation, cleaning, and maintenance standards.
  • Exceptional attention to detail.
  • Highly organised and able to manage multiple priorities.
