Global 1 is a luxury real estate and lifestyle company based in Prime Central London, specializing in the sale, rental, and acquisition of super-prime London property. With more than 20 years of experience advising high net worth clients, we offer a bespoke acquisition, sales and rental service. Our regular monitoring of UK property and global economic and financial movements ensures our clients receive the most up-to-date advice and information available. We work with ultra-high net worth individuals, family offices, developers, property funds, fiduciaries, corporate institutions, and sovereign wealth funds.
We are seeking an experienced Property administrator to join our team.
Job Summary and Key Responsibilities:
Requirements:
•Previous experience in properties is a must
•Strong communication and negotiation skills are a must.
•Excellent interpersonal skills to foster and sustain relationships.
•Detail-oriented with exceptional organizational abilities.
•Self-motivated and capable of working independently.
•Proficiency in relevant software and CRM systems.
• Diary Management (schedule meetings and keep diary up to date for partners)
• Exercise necessary due diligence to approve supplier details
• Frequent use of excel to collate and arrange data to prepare reports
• Support directors and partners with Ad hoc tasks I.e drafting letters, booking meetings etc
• Liaise between landlords and tenants to effectively administer queries and issues.
• Read & understand leases to update terms of tenancies
• Ad hoc Invoicing
• Organise maintenance works & inspections confirming access
• Utility Management
• Efficiently dealing with landlord and tenant enquiries
• Seeing through appraisals, uploading new instructions and issuing terms and conditions
• Check & Schedule Compliance Certificates (EICR, EPC, Gas Safety)
• Drawing up tenancy agreements, negotiating terms of tenancies and registering deposits.
• Negotiate Renewals
• Conducting Right to Rent checks
• Anti Money Laundering
• Coordinating the move in process and arranging inventories
• Coordinating property maintenance
• Updating and maintaining the company portals
• Termination letters
• Booking check outs
• Assessing check out reports against inventory reports
• Deposit deductions and returns
• Creating memorandum of sales
• Social media marketing
