The Area Manager holds overall responsibility and accountability for the stores in their Area. They manage and coach the store colleagues to achieve operational business objectives, sales targets, and customer satisfaction through implementing the self-storage business's strategy, always adhering to the company's mission and values. They will report to the Regional Manager.
RESPONSIBILITIES
- People Management
- Trains and coaches store employees to succeed, overseeing multiple stores depending on their proximity and business results.
- Maintains a current succession plan, identifying turnover trends, employee retention expectations, potential promotions, and potential external recruits.
- Holds hiring and firing responsibilities (with N+1 and HR approval) and consistently applies employment policies, practices, and processes.
- Conducts performance reviews against required job competencies using established tools.
- Designs individual development plans with employees to link their growth goals to business objectives and the self-storage business's strategy.
- Follows up on employee development plans, creating accountability for learning and performance.
- Operational Excellence
- Takes accountability for all operational processes and effectively guides planning at the store level.
- Responsible for and will carry out a monthly staff plan with weekly updates.
- Accountable for the correct execution of all administrative processes and procedures at the store level.
- Possesses all basic store management skills, managing costs and expenses that impact bottom-line financial results.
- Ensures all stores in the district meet operational standards, including personnel, property, and office requirements.
- Manages foreclosure processes in line with company policy.
- Sales and Customer Focus
- Analyzes sales results for each store and takes action to achieve sales objectives.
- Demonstrates and coaches sales proficiency to maximize store inquiry-to-sales conversion rates.
- Identifies and analyzes customer inquiry trends, patterns, and issues.
- Monitors storage property unit mix and initiates improvements based on customer demand data.
- Identifies target customers and required actions in partnership with Marketing and the Market Manager, developing and implementing local marketing plans.
- Performs competitive analysis and defines competitive advantages for the district, reporting findings to the Area Manager.
- Property Management
- Takes action on all Repair & Maintenance issues reported at the store level and resolves them through appropriate channels.
- Maintains high store standards in cleanliness, customer journey, and health and safety.
