Glenbrook – Senior Development Manager
Location : Manchester
Projects : Nationwide (but with a Northern cities bias)
Our client, Glenbrook, is a dynamic and privately owned property development and investment company delivering significant mixed-use and residential-led schemes across the UK. With a strong development pipeline and several Build-to-Rent (BTR) and mixed-use projects progressing through the planning process, they are now looking to appoint a Senior Development Manager to lead the early phases of these schemes—from site feasibility and planning through to construction procurement.
The Role
We are seeking an experienced Development Manager to join Glenbrook’s growing team. The successful candidate will play a pivotal role in driving projects from acquisition and feasibility through the planning and pre-construction phases, working closely with internal teams, consultant partners, and stakeholders to ensure that schemes are deliverable, viable, and aligned with the company’s development objectives.
Key responsibilities include:
- Lead the early-stage development process including site due diligence, planning strategy, and feasibility analysis.
- Manage the appointment and coordination of external consultants (planning, design, cost, legal, etc.) through the planning and design development stages.
- Oversee the preparation and submission of planning applications, liaising with planning authorities and managing community engagement where required.
- Monitor development appraisals and ensure project viability in line with business case objectives.
- Lead value engineering reviews and ensure designs are commercially robust and deliverable.
- Assist with the procurement strategy for contractors and key packages, supporting the transition to the delivery team post-planning.
- Support negotiation and discharge of development obligations (Section 106, planning conditions, etc.).
- Maintain control over programme, risk, and budget during pre-construction stages.
- Ensure planning consent and technical packages are aligned to enable efficient procurement and project commencement.
- Promote sustainable and inclusive development which align with Glenbrook’s ESG commitments.
The Candidate
- A commercially astute Development Manager with strong experience in managing large-scale residential or mixed-use developments through the early stages.
- Professional qualification (MRICS) preferred but not essential
- Minimum of 5 years’ experience in a client-side or consultancy development management role.
- Strong understanding of the planning process, technical design coordination, and pre-construction activities.
- Demonstrated ability to manage multiple consultants and stakeholders effectively.
- Exceptional communication and presentation skills, with confidence in reporting to senior leadership and development partners.
- A pragmatic, solution-focused mindset with strong attention to detail.
- Knowledge of development finance, appraisals, and procurement strategy is highly desirable.
- A passion for high quality, sustainable development and placemaking.
- Comfortable operating in a fast-paced, hands-on environment.
