Are you a senior leader with a track record of turning land opportunities into successful developments and high-quality homes? We are looking for a Regional Operations Director to join our leadership team, reporting to the Regional Managing Director and playing a critical role in delivering our growth ambitions.

About the Role

This is a key regional leadership position, operating as the principal support to the Regional Managing Director (RMD) and playing a central role in driving the overall operational performance of the business. The Operations Director works alongside the RMD to coordinate and accelerate delivery across the region, partnering closely with all functional directors, including: Sales, Construction, Land, Commercial, Technical, Customer and Finance, who report directly to the RMD. Through influence and collaboration, you’ll ensure alignment and momentum from land opportunity through to site delivery and customer handover. With a strong, hands-on approach, you’ll help translate regional strategy into effective execution, supporting functional leaders to deliver safe, efficient and commercially successful developments. This includes contributing to the achievement of key targets such as new site starts, completions, profitability and customer satisfaction. The role also provides a critical operational perspective with Land Acquisition, site viability and development strategy, helping to shape and strengthen the regional pipeline while ensuring deliverability remains at the forefront of decision-making.

What You’ll Be Responsible For

  • Supporting the RMD in driving the conversion of land opportunities into deliverable, high-performing developments, ensuring operational readiness and clarity on execution.
  • Working with functional directors to maintain a strong and consistent pipeline of new site starts across the region.
  • Coordinating and influencing operational performance across build programme, cost, quality and safety through close partnership with Construction, Commercial and Technical teams.
  • Providing oversight and constructive challenge on construction delivery, programme, cost control and commercial discipline.
  • Bringing clear operational insight and delivery perspective to land acquisition and viability decisions.
  • Providing visible, hands-on leadership across the region, supporting, challenging and aligning functional leaders to deliver against shared targets.
  • Championing a high-performance, collaborative and inclusive culture, enabling teams to succeed collectively.

What We’re Looking For

Whilst we are ideally seeking someone with a demonstrable track record in land acquisition, driving new site starts and delivering against budgets, we recognise this experience can be gained from a variety of leadership roles. Backgrounds in Land, Technical or Commercial disciplines may be advantageous, but are not essential. We are open to candidates from a broad range of leadership backgrounds within housebuilding or related sectors who bring a strong understanding of development delivery and a proven ability to work across functions to achieve results. We’re particularly interested in individuals who bring:

  • A strong track record in delivering successful developments, with an understanding of the full lifecycle from land opportunity through to site delivery and customer handover.
  • Experience of working across functions to drive new site starts and effectively manage development pipelines.
  • Well-developed commercial awareness, with the ability to balance cost, value and return in decision-making.
  • The ability to operate at pace, combining strategic thinking with a hands-on, delivery-focused approach.
  • A collaborative, values-led leadership style, with the ability to influence and align multiple disciplines toward shared goals.
