Gleeson Homes has an exciting opportunity for a Divisional Marketing Manager to join its team in East Yorkshire. As Divisional Marketing Manager, you will work closely with the Regional Sales Directors, Group Marketing Director, the Regional Sales Managers and the wider marketing team, responsible for the strategic and tactical marketing management of regional activity, within specific geographic regions. This is an exciting opportunity for a marketing professional to join a growing, national house builder - shaping the future of the Gleeson brand whilst driving sales, brand awareness, and lead generation activity.
Main Responsibilities
- Develop and implement comprehensive regional marketing plans across the region, supporting both selling and coming soon developments to maximise awareness, demand, and sales performance.
- Plan and execute integrated marketing activity across multiple channels, including digital and offline, to generate high-quality leads and support the regional sales teams and their developments.
- Monitor competitor activity, campaign performance and market conditions, using data, insight, and research to compile reports, evaluate effectiveness, identify opportunities, and inform future marketing decisions.
- Prepare, maintain and report on the annual marketing budget for the region, ensuring effective allocation of spend, accurate forecasting, and cost-effective lead acquisition.
- Oversee the production of marketing collateral such as development brochures, CGIs, point-of-sale materials and digital content, ensuring consistency with brand guidelines and commercial objectives.
- Collaborate with the group marketing function and contribute to new campaigns and performance processes, ensuring full integration within the region.
- Work in close partnership with the Regional Sales Directors, Group Marketing Director, regional teams, and internal stakeholders to ensure marketing activity is aligned with sales priorities, customer journeys, marketing KPIs and overall business goals.
Required Skills & Experience
- Typically requires a background in property marketing, housebuilding, or the construction sector.
- Strong ability to manage budgets and interpret complex market data.
- Experience of strong strategic and tactical thinking.
- Strong project management skills, to handle multiple developments.
- Experience of having managed a regional marketing function.
- Exceptional stakeholder management, negotiation and influencing skills.
- Experience of digital marketing tools, including Google platforms, email software, and content management systems.
- Ability to apply creativity to activity and ideally with experience of Canva and InDesign.
- Proficient communicator, including sound copywriting skills with strong attention to detail.
- Relevant degree or CIM qualification preferred.
- Full UK driving licence.
