Residential Block Manager
Our client, a highly regarded and exclusive residential estate agency and property management company, is looking to strengthen their property management department with someone who has a few years of experience.

Suitable candidates will have a minimum of 4 years residential property management experience covering residential and block management. You must be comfortable working in a challenging yet enjoyable role and be able to handle responsibilities independently.
The job will involve the following:
- Manage a specific portfolio of mainly residential blocks, as well as some commercial and mixed-use properties.
- Liaise with Directors, clients, developers, leaseholders, tenants, or contractors verbally or in writing.
- Manage reactive maintenance works, including obtaining quotes and instructing works.
- Ensure compliance across your portfolio for all health and safety aspects.
- Handle documentation and correspondence with residents, along with service charge enquiries.
- Manage insurance claims, leasehold sales enquiries, Notices of Transfer, and submission of Companies House documentation.
- Develop a good understanding of service charge budgets, leases, and management agreements relevant to your portfolio.
- Set annual budgets for your buildings and assist with year-end accounting enquiries.
- Manage major works, including the s20 process.
- Communicate relevant updates to tenants.
- Maintain good time management.
- Attend Board, AGM, EGM, and residents\’ meetings.
- Maintain files and perform ad hoc tasks to ensure departmental efficiency.
- Respond professionally to calls and emails, providing excellent customer service.
- Conduct regular inspections, monitor conditions, and supervise site staff and contractors.
- Perform other tasks as reasonably allocated by the Directors.
