Sole Block Manager role Must be IRPM/TPI qualified MUST DRIVE Block Manager required in SW London for property management company with a rapidly growing portfolio of owned and 3rd party landlords. Fantastic opportunity to run the block management function and be an instrumental part of the team to grow the portfolio. Portfolio size. 63 blocks, 346 unitsResponsibilities: • Manage and oversee the day-to-day operations of blocks, including maintenance, repairs, budgeting, and financial reporting• Build and maintain positive relationships with residents, leaseholders, and suppliers, addressing their enquiries, concerns, and requests in a timely and professional manner.• Conduct regular site inspections to ensure compliance with health and safety regulations, building codes, and relevant legislation. • Manage and monitor contractors, service providers, and suppliers, ensuring their performance meets agreed-upon standards and specifications. • Develop and manage service charge budgets, monitor expenditure, and provide accurate financial reports to clients and stakeholders. • Annual SC invoicing and budgets• Chase leaseholders for overdue balances. • Maintain accurate and up-to-date records, files, and documentation related to block management activities. • Keep abreast of changes in legislation and regulations pertaining to property management, and implement necessary changes to ensure compliance. • Proactively identify and resolve any issues or c…
