Our client is a dynamic, award winning and community focused estate agency based in East London. They are looking for an experienced Property Manager to join their team.
As a Property Manager you will working in a busy office with a great team, looking after a portfolio of circa 100 residential properties.
Key Responsibilities Include
- Oversee day-to-day management of a portfolio of AST tenancies.
- Act as the main point of contact for landlords and tenants.
- Carry out tenancy renewals, rent reviews, and terminations.
- Ensure compliance with tenancy legislation (e.g., Section 21, Deposit Protection, How to Rent guide).
- Coordinate repairs and maintenance works through approved contractors.
- Conduct regular property inspections and report on condition.
- Address and resolve maintenance issues in a timely and cost-effective manner.
- Ensure all tenancies meet legal requirements (e.g., Gas Safety, EICR, EPC, smoke and CO alarms).
- Issue legal notices where required (e.g., Section 8 or 21).
- Handle disputes or complaints, escalating to legal teams when necessary.
- Monitor rental payments and chase arrears.
- Approve contractor invoices and manage budgets for property maintenance
- Build strong working relationships with landlords and tenants.
- Provide excellent customer service to ensure tenant retention and client satisfaction.
- Liaise with letting agents and inventory.
- Look after end of tenancy process, deposit returns and deal with any dilapidations.
Ideal Skills & Attributes:
- Minimum 2 years in property management, AST-focused.
- Good understanding of UK lettings law and regulations.
- Strong communication, negotiation, and conflict resolution skills.
- Highly organised and able to manage multiple properties and tasks.
- Familiarity with property management software (e.g., Reapit, Arthur, CFP).
- ARLA/Propertymark qualification (desirable but not essential).
