The Opportunity An established and growing property business is seeking an experienced Regional Leasing Manager to take responsibility for the commercial performance of a substantial residential portfolio.
This is a senior operational role offering the opportunity to influence leasing strategy, maximise income and improve performance across multiple residential developments.
The successful candidate will combine strong commercial awareness with effective people management, using market intelligence and operational data to identify opportunities, challenge existing approaches and deliver measurable improvements.
The portfolio includes established developments alongside opportunities to support new properties entering the market.
The Role Reporting into the senior management team, you will oversee regional leasing performance, ensuring properties achieve their commercial objectives while maintaining a consistently high standard of service.
Key responsibilities include:
- Driving occupancy, rental growth and revenue performance across a multi-site residential portfolio.
- Developing and implementing leasing strategies aligned with individual property and wider business objectives.
- Monitoring market trends, competitor activity and rental pricing to identify commercial opportunities.
- Analysing vacancy levels, leasing conversion and customer retention to develop targeted improvement plans.
- Leading, coaching and developing regional teams to deliver against agreed performance objectives.
- Working collaboratively with colleagues across the business to ensure effective property operations and commercial decision-making.
- Identifying opportunities to improve leasing processes, customer engagement and overall operational efficiency.
- Supporting the mobilisation and successful launch of new residential developments.
- Using management information and property technology to monitor performance and inform strategic decisions.
- Maintaining appropriate standards of compliance, governance and operational reporting.
- Preparing and presenting performance updates, recommendations and commercial improvement plans to senior management.
The Candidate We are seeking an established residential property professional with a strong track record in leasing performance, portfolio management and team leadership.
Experience within the Build to Rent (BTR), institutional residential, or professionally managed rental sector would be particularly relevant.
The successful candidate will demonstrate:
- Proven experience managing leasing performance across multiple residential properties.
- A strong understanding of occupancy, rental pricing, revenue optimisation and customer retention.
- Commercial judgement and the ability to translate performance data into practical actions.
- Experience managing and developing geographically dispersed teams.
- The ability to influence stakeholders and work effectively across different business functions.
- Experience improving performance within established residential developments.
- An understanding of new property launches and initial leasing campaigns.
- Confidence using property management systems, CRM platforms and reporting tools.
- Strong communication, presentation and organisational skills.
- A proactive approach to problem-solving and continuous improvement.
The role requires a balance of strategic thinking and hands-on operational involvement, with regular travel to properties across the region.
