Overall Purpose: Responsible for the delivery and continuous improvement of the Group's core Financial Planning, Analysis, and Performance Reporting processes. Operating within a hybrid FP&A and Business Partnering model, the role acts as the central integrator of financial planning and reporting activity, working closely alongside two specialist Finance Business Partners (Revenue and Commercial) to ensure consistency, accuracy, and insight across all forward-looking and actual financial information. The role has a strong focus on robust reporting, systems, and data integrity, including navigating and improving a partially disordered ledger and chart of accounts. The role holder is responsible for ensuring financial outputs are credible, decision-useful, and fit for both internal management and external stakeholders.

Key Responsibilities & Accountabilities

  • Financial Planning: Lead the end-to-end coordination and delivery of the Group's core financial planning processes, including Annual Budget and Rolling Forecasts. Act as weight owner of planning timelines, templates, assumptions, and outputs, ensuring alignment across Revenue planning (in partnership with the Revenue Business Partner) and long-term planning and valuation assumptions (in partnership with the Commercial Business Partner). Ensure all forward-looking assumptions are accurate, realistic, well-documented, and capable of being robustly defended internally and externally. Address revenue-related planning issues by ensuring consistency between operational data, commercial assumptions, and financial outputs.
  • Reporting & Performance Management: Play a leading role in overseeing the preparation and delivery of monthly and quarterly reporting, including management accounts, investor and lender reporting, and other key internal and external reports. Review actual results against budget, forecast, prior periods, and KPIs, challenging variances and ensuring the integrity of reported numbers. Use management accounts as a core performance tool to monitor asset-level and central cost performance, identify cost leakage and performance improvement opportunities, and support proactive P&L optimisation. Continuously improve reporting content, structure, and production efficiency. Support ad-hoc analysis and reporting requirements, including investor requests, refinancing activity, asset mobilisation, and strategic initiatives.
  • Analysis & Insight: Develop and maintain core operational and asset-level analyses to meet business and stakeholder requirements. Focus on operational performance analysis to identify inefficiencies, cost leakage, and opportunities for value creation. Provide analytical support to the Operations and Asset Management teams, particularly around cost control and service-level strategy. Translate complex financial analysis into clear, decision-oriented insight for senior stakeholders. Visit each site once a quarter to deliver operational performance insight and gain an understanding of the onsite challenges.
  • Systems, Data & Processes: Work closely with the Financial Reporting team to improve and rationalise the chart of accounts to better support property-level reporting, budgeting, and forecasting. Navigate and progressively improve a partially disordered ledger environment. Own and develop FP&A systems and tools (e.g. Adaptive or alternative platforms) to improve accuracy and timeliness of reporting, consistency of assumptions and outputs, and accessibility of financial insight across the business. Drive standardisation, documentation, and continuous improvement of FP&A processes.
  • Leadership & Collaboration: Actively manage, coach, and develop the FP&A Analyst. Contribute as a member of the Finance Senior Leadership Team, shaping department-wide strategy, priorities, and ways of working. Collaborate closely with the Finance Business Partners to coordinate planning and reporting activity, share insights and analysis, and execute against shared objectives while leveraging individual specialisms.

Key Relationships

  • Internal: FP&A Analyst (report), Director of FP&A, Senior Finance Business Partner, Commercial Finance Business Partner, Commercial Analyst, broader Finance team, Operational and Asset Management Team.
  • External: Investor group, managing agents, auditors and other external advisors.

Qualifications & Experience

  • Qualified accountant (ACA, ACCA, CIMA or equivalent).
  • Strong experience in a senior FP&A or financial planning role, with end-to-end ownership of budgeting, forecasting, and long-range planning.
  • Advanced Excel skills, experience with different financial systems and advantage (we use Yardi and Adaptive currently with the financial consolidation being done in excel).
  • Demonstrable experience improving reporting, processes, and systems in complex or imperfect data environments.
  • Demonstrable experience of team management, either directly or indirectly including setting clear objectives, tracking combined team progress against targets, confidence undertaking regular one-to-ones.
  • Property sector experience preferred, ideally within operational commercial assets or residential real estate.
