Lead and deliver performance of assigned real estate assets to sustainably drive up net operating income and investment valuation performance and maintain investment liquidity. Identify key asset risks and opportunities related to the assigned investment or development assets and develop clear plans and strategies to create value and maximise liquidity.
Key Responsibilities & Accountabilities
- Drive and preserve value across allocated assets, promoting portfolio performance by maximising NOI and identifying value add opportunities or risk mitigants as appropriate.
- Manage capital expenditure projects and asset improvements programmes, which includes recommendation of scope, budget and oversight of professional advisors.
- Consider short, medium and long term implications for valuation and revenue potential and management costs of assets, with recommended strategies to focus on defending and growing future asset value and liquidity.
- Lead annual budget setting and creation of an Asset Business Plans, co-ordinating and consolidating contributions from the wider business to ensure a clear strategic plan for sustainable performance.
- Contribute to production of annual budgets and cash flow projections / analysis as required throughout the financial year.
- Ensure Get Living's ESG agenda is fully integrated in decision making.
- Maintain an in depth understanding of the planning and competitive landscape and build positive relationships with key stakeholders to support Get Living's agenda and gain support as needed.
- Assist with the onboarding/mobilisation of new assets, making reasoned recommendations for any additions or changes to the investment underwrite or current business plan.
- Support the Pricing Committee with evidence and advice in relation to the occupancy and pricing performance of allocated assets, along with market insight and research.
- Review asset level P&L with Finance and Operations monthly to ensure asset performance is monitored against budget.
- Maintain a working knowledge of relevant and prevailing Regulatory and Legislative orders, working with Legal and Corporate Affairs to make sure responses to policy updates are actioned in a timely manner.
- Manage and deliver leasing/lease event programmes (B2B activity) across designated commercial holdings to support the lease up of vacant units, lease renewals & restructures, rent reviews, surrenders and forfeitures.
- Working with internal colleagues and following Get Living brand guidelines as directed from time to time.
- Commercial Leasing strategy formulation, appointment and oversight of third party leasing/professional advisors, recommending transactions for Executive approval and driving to legal completion.
- Grow relevant network of consultants and contacts that can support value creation and asset management of Get Living's neighbourhood assets.
- Appoint competent advisors, lawyers, consultants to manage risks and opportunities as appropriate on asset management initiatives and activities.
- Exhibit an understanding of the importance of Get Living's commitment to Placemaking, actively promoting community and stakeholder engagement in order to create spaces and places that inspire thriving neighbourhoods and sustainable enterprises.
- Manage investor recommendations and updates to support good relationships, transparency and secure funding approval in line with Get Living’s governance requirements.
- Support with updates and information requirements for valuation purposes, for Portfolio and lender valuations as needed.
- Support Finance team on budgeting, lender business plans, lender approvals and investor reporting.
- Assist with debt monitoring to ensure financial covenants and compliance measures are observed.
- Support Investment team with due diligence on analysis of acquisitions and disposals.
- Support neighbourhood teams / operational colleagues as required to resolve surveying matters or site issues, protect property title rights e.g. Rights of access or other issues that require support from time to time.
- Work with legal in house team or external advisors on title matters, leasehold structuring matters or other structuring issues as required.
Qualifications & Experience
- Excellent verbal and written communication skills with ability to present ideas clearly and influence and maintain relationships with diverse stakeholders.
- Strong level of commercial acumen and understanding of investment performance metrics.
- Strategic mindset with the ability to identify and capitalise on market opportunities.
- Knowledge of real estate laws, regulations, and industry standards.
- Experience managing internal or external teams / working in a matrix environment and driving results in a fast-paced environment.
- RICS qualification with more than 5 years PQE in Direct Asset Management.
- Degree/Masters qualification preferred but not essential.
