To take full operational responsibility for the delivery of multiple residential developments for a regional housebuilder. The Contracts Manager will be hands‐on, commercially aware, and closely involved in all stages of the build process, from pre‐start through completion and handover, ensuring quality, programme, cost, and safety standards are consistently achieved.
Key Responsibilities- Project Delivery & Site Oversight
- Oversee 2–6 residential developments simultaneously, depending on size and complexity
- Work closely with Site Managers, providing strong day‐to‐day support and leadership
- Attend site regularly to monitor progress, quality, and workmanship
- Drive build programmes and proactively address delays or risks
- Support pre‐start planning, sequencing, and logistics
- Commercial & Cost Control
- Work closely with the Quantity Surveyor or directly manage commercial aspects where required
- Assist with subcontractor procurement and appointment
- Monitor subcontractor performance, valuations, and variations
- Maintain tight cost control and protect project margins
- Identify value engineering opportunities without compromising quality
- Health, Safety & Compliance
- Ensure full compliance with Health & Safety legislation and company procedures and policies
- Promote a practical, proactive safety culture across all sites
- Ensure compliance with Building Regulations, warranty provider standards
- Carry out site inspections and audits, ensuring issues are resolved promptly
- Quality & Customer Satisfaction
- Maintain high build quality across all developments
- Lead quality inspections and manage snagging processes
- Support customer service during and after handover, resolving defects efficiently
- Ensure homes are completed to a high standard
- Team & Stakeholder Management
- Manage and mentor Site Managers and Assistant Site Managers
- Build strong relationships with subcontractors, suppliers, consultants, and inspectors
- Liaise closely with the commercial, technical, and sales teams
- Represent the business professionally with clients, local authorities, and warranty providers
- Proven experience as a Contracts Manager or experienced Senior Site Manager within residential housebuilding
- Background working for an SME housebuilder
- Strong knowledge of timber frame build methods (traditional build experience beneficial)
- Excellent understanding of Building Regulations and warranty provider requirements
- Strong commercial awareness with a hands‐on approach
- Ability to manage multiple projects with limited support resources
- Full UK driving licence
- SMSTS, CSCS (Black or Gold), First Aid at Work
- Experience delivering small, medium and large housing developments
- Hands‐on, proactive, and adaptable
- Comfortable wearing multiple hats in a business environment
- Strong problem‐solver with sound judgement
