We're recruiting for an Area Lettings Manager / Head of Lettings to join a well-established and growing independent property business, leading a busy central lettings operation near Bury St Edmunds.

This is a senior, hands-on opportunity for a commercially driven lettings professional who enjoys leading teams, winning instructions and driving performance. With a large existing landlord database, strong re-let business and opportunities generated across multiple offices, there is an established platform to build on and grow further.

The Role

As Area Lettings Manager / Head of Lettings, you will:

  • Lead and manage an established team of around seven people
  • Take overall responsibility for the central lettings operation
  • Drive new landlord instructions and maximise existing business opportunities
  • Oversee the lettings journey from valuations and instructions through to successful move-in
  • Maximise re-let opportunities from an established landlord database
  • Support valuers to improve instruction levels and conversion
  • Monitor available stock, negotiations, progression and move-ins
  • Drive departmental revenue, KPIs and commercial performance
  • Maintain high standards of lettings compliance and organisation
  • Identify opportunities to improve processes, conversion and customer experience
  • Lead, motivate and develop the team to achieve continued growth

Area Lettings Manager / Head of Lettings requirements:

  • Strong residential lettings experience, ideally 4+ years
  • Previous experience as a Lettings Manager, Senior Lettings Manager, Area Lettings Manager, Head of Lettings or similar
  • Proven track record of winning new landlord instructions
  • Strong understanding of the lettings process from valuation through to move-in
  • Good knowledge of lettings legislation and compliance
  • Experience managing, motivating and developing a busy team
  • Strong commercial awareness and confidence working towards KPIs and targets
  • Excellent communication, negotiation and relationship-building skills
  • Proactive, organised and results-driven approach
  • Full UK driving licence
