Gapp Search is working with a leading MEP contractor to appoint an experienced M&E Project Leader to take a key role delivering major residential schemes across London. This is a senior project position requiring someone who understands the full M&E project lifecycle - from pre-construction, design development and procurement through mobilisation, construction, commissioning and final handover.

The successful candidate will take overall responsibility for major M&E packages valued up to approximately £30m, working closely with the main contractor, client, consultants, internal design and commercial teams, specialist subcontractors and site delivery teams. This is not purely a site-based delivery role. We are looking for someone who can become involved during the pre-construction phase, understand how the project has been designed, planned, procured and commercially structured, and then carry that knowledge through into successful delivery.

The Role

As M&E Project Leader, you will take responsibility for the successful delivery of a major residential MEP project from the early stages through to completion. Key responsibilities will include:

  • Taking ownership of M&E projects from pre-construction through to final handover
  • Reviewing tender information, specifications, drawings and project requirements
  • Contributing to pre-construction planning, buildability reviews and project strategy
  • Managing the transition from pre-construction into live project delivery
  • Working closely with design teams to manage design development, coordination and technical approvals
  • Developing procurement strategies and ensuring major plant, equipment and subcontract packages are placed in line with programme requirements
  • Establishing and managing the M&E construction programme
  • Leading mechanical and electrical delivery teams on site
  • Managing specialist subcontractors and supply-chain partners
  • Maintaining close relationships with the main contractor, client team, consultants and other project stakeholders
  • Monitoring project progress, identifying risks and driving solutions before they impact programme or delivery
  • Working alongside the commercial team to maintain control of costs, variations and project performance
  • Managing quality, technical compliance and installation standards
  • Overseeing testing, commissioning, witnessing and handover
  • Ensuring O&M information, certification, snagging and close-out requirements are completed correctly
  • Providing clear leadership and accountability across the project team

The Person

We are looking for an established M&E professional with experience in delivering significant building services packages within the London construction market. You should ideally have:

  • Previous experience as an M&E Project Leader, MEP Project Manager, Senior M&E Project Manager or similar
  • A strong track record working for an MEP/building-services contractor
  • Experience delivering large residential or similarly complex building projects
  • Experience managing significant M&E packages, ideally into the £15m-£30m+ range
  • Genuine understanding of both pre-construction and project delivery
  • Good working knowledge of mechanical and electrical building-services systems
  • Experience managing design development and coordination
  • Understanding of procurement, programme, commercial management and project controls
  • Experience managing multidisciplinary project teams and specialist subcontractors
  • Strong client and main-contractor management skills
  • Experience taking projects through commissioning and handover

Candidates may have developed their career from either a mechanical or electrical background, but must now be comfortable taking responsibility for the complete M&E package rather than a single discipline.
