The Role

An exceptional opportunity has arisen for an experienced Mechanical Quantity Surveyor to take total commercial ownership of dynamic building services projects valued between £500k and £2M. Reporting directly to executive leadership, the successful candidate will oversee the complete financial and contractual lifecycle of works across the South of England. The portfolio is heavily focused on mechanical installations (approx. 75%) alongside complementary electrical packages (approx. 25%), making this an ideal role for a commercially astute candidate with strong dual-discipline exposure.

Key Responsibilities

  • End-to-End Commercial Management: Take full control of estimating, tendering, pricing, sub-contractor procurement, and application processes.
  • Financial Control & Cash Flow: Forecast budgets, manage monthly cash flow, handle payment applications, control costs, and track contract variations.
  • Value & Negotiation: Source materials, perform Value for Money (VFM) exercises, negotiate competitive terms and supplier rebates, and complete detailed site take-offs.
  • Risk & Contract Strategy: Identify and mitigate contract risks while preserving healthy margins across high-value commercial and educational builds.
  • Stakeholder Collaboration: Act as the primary commercial bridge between client teams, sub-contractors, internal operations, and site engineers.

Candidate Requirements

  • Experience: Minimum of 5 years' experience operating as a Quantity Surveyor within the M&E / Building Services sector.
  • Technical Breadth: Strong background in Mechanical systems with practical knowledge of Electrical packages (75/25 split).
  • Project Scope: Demonstrated experience managing project values between £500k and £2M within the Commercial and Educational sectors.
  • Location & Mobility: Based within commuting distance of Mid-Essex (Billericay region), with full mobility to visit sites across Essex, the M25, and Southern England.
  • Software & Systems: Advanced proficiency with MS Office Suite, OneDrive, and modern commercial tracking/estimating software.
  • Qualifications (Desirable): Degree in Quantity Surveying or Mechanical Engineering, NVQ Level 6/7, or professional membership (MRICS/RICS accredited).

  • Competitive Base Salary: £65,000 - £90,000 (commensurate with experience).
