Job Title: Property Standards & Compliance Coordinator

Location: Swindon SN25

Hours of Work: 40 hours per week (start and finish time may vary)

Rate of Pay: £28k - £34k (DOE)

Contract Type: Temporary to Permanent after 12 weeks.

Ideal candidate must drive their own car and have relevant experience and a people's approach.

You will help maintain high property standards by carrying out inspections, coordinating repairs, monitoring compliance and developing positive working relationships with contractors, residents and colleagues.

You will take ownership of repairs from initial identification through to completion, ensuring work is prioritised appropriately, completed to a high standard and accurately recorded. You will also contribute towards improving property quality by identifying recurring issues, supporting planned maintenance and helping to develop efficient systems for managing repairs and compliance.

This role combines practical property inspections with excellent organisation, contractor coordination and accurate record keeping. Your work will directly contribute towards safer homes, improved resident satisfaction and the continued delivery of high-quality accommodation.

Duties Include

  • Carry out weekly, monthly and ad hoc inspections of properties, identifying repairs, maintenance requirements, health and safety concerns and compliance issues.
  • Complete void inspections, property condition reports and associated documentation accurately, helping minimise void turnaround times.
  • Identify repairs through inspections, staff reports, resident feedback and routine property visits.
  • Coordinate repairs from initial report through to satisfactory completion, ensuring work is prioritised according to urgency, health and safety risk and organisational priorities.
  • Liaise with residents, colleagues and contractors to arrange access, appointments and completion of repair works whilst maintaining excellent customer service. Develop and maintain positive working relationships with approved contractors and suppliers.
  • Maintain an approved contractor database including contact details, areas of expertise, insurance information, certifications and contractor performance records.
  • Obtain quotations for repair works where required and ensure Company procurement procedures are followed.
  • Monitor outstanding repairs and proactively follow up contractors to ensure agreed timescales are achieved.
  • Inspect completed works where appropriate to ensure repairs have been completed safely, effectively and to the required quality standard.
  • Escalate overdue, poor-quality or high-risk repairs promptly to the appropriate manager.
  • Maintain accurate electronic records of repairs, inspections, contractor activity, compliance actions, costs, photographs and completion dates using Company systems.
  • Produce accurate reports and statistical information relating to repairs, contractor performance, compliance and property standards.
  • Carry out statutory fire safety inspections and other compliance inspections as directed, ensuring findings are recorded and appropriate actions completed.
  • Support compliance with housing standards and statutory requirements including fire safety, gas safety, electrical safety, Legionella, health and safety and other relevant legislation.
  • Assist in developing planned and preventative maintenance programmes to improve property standards and reduce reactive repairs.
  • Identify recurring maintenance issues and recommend long-term improvements to properties, systems and working practices.
  • Complete meter readings, facilitate contractor access and undertake other property-related visits as required.
  • Contribute towards continuous improvement by identifying opportunities to improve repairs processes, contractor performance, property standards and resident satisfaction.
  • Attend training, team meetings and other meetings as required, maintaining an up-to-date knowledge of housing legislation, compliance requirements and property management best practice.
  • Follow all Company policies and procedures, paying particular attention to Health & Safety, Safeguarding, Confidentiality, Data Protection, Professional Boundaries, Equality, Diversity and Customer Care.

Working Hours

  • Monday to Friday, start and finish time any hours between 7am and 5pm.

This role will require you to undertake an enhanced Disclosure and Barring Service (DBS) check and disclose information which would otherwise be considered 'spent' under the provision of the Rehabilitations of Offenders Act 1974.
