About the role:
The Role At GAP Hire Solutions, we have a new opportunity for an experienced Senior Estates Manager to join the Property Team. The company has ambitious expansion plans, and the day-to-day workload will be anything but boring. As a Senior Estates Manager, you will take ownership of a varied property portfolio. This is an exciting opportunity to work within a collaborative and forward-thinking environment where your expertise will directly contribute to the continued success of GAP's property operations.
What You'll Be Doing:
- Work closely with internal teams including Property Management and Finance on matters such as lease renewals, lease expiries, rent reviews, property surveys and dilapidations.
- Oversee the strategic and operational management of a diverse national property portfolio.
- Manage property acquisitions, disposals, lease negotiations, renewals and rent reviews.
- Asset management of properties let to third party occupiers.
- Manage capital investment programmes, refurbishments and maintenance planning across the UK including multi-million-pound new building development project and refurbishments.
- Develop and maintain strong relationships with landlords, agents and stakeholders.
- Manage third-party consultants and contractors.
- Support the ongoing optimisation and strategic management of the Group's property assets.
- Support strategic initiatives and other projects assigned by senior management.
About You:
What We're Looking for:
- Proven experience in estates or property management at a senior level.
- Strong understanding of commercial and property law, leases, planning and asset management.
- Excellent negotiation, budgeting and project management skills.
- Knowledge of UK property legislation, planning processes and Health & Safety compliance.
- A proactive, solutions-focused approach with the ability to manage multiple priorities.
- Full UK driving licence and a willingness to travel extensively across the UK.
- RICS qualification or equivalent highly desirable.
