Building Manager – Job Overview

Join to apply for the Building Manager role at Galliard Homes. The position is a full‑time onsite role responsible for the overall operating strategy at Neptune Wharf, a 199‑unit Build‑to‑Rent development in Deptford.

Who We Are

Neptune Operations Limited, a subsidiary of Galliard Homes and managed by Sable Capital, is mobilising the Neptune Wharf Build‑to‑Rent team. The development comprises 139 high‑spec furnished apartments, additional residential units, a range of amenity spaces, 19,000 square feet of commercial space, and 15 acres of parkland.

The Position

The Building Manager leads the onsite team, delivering our brand and community, supporting leasing activities, and maximising net operating income. The role is based full‑time within the development, with overall operational accountability for the building and its staff.

Key Responsibilities

  • Daily site inspections to ensure all external and internal communal areas meet the highest standards and comply with policy and H&S/regulatory guidelines. Resolve exceptions via works instruction to the onsite Maintenance Manager or third‑party suppliers.
  • Support the Leasing Manager in achieving lease‑up and renewal targets, including enquiry management, apartment viewings, referencing, right‑to‑rent checks, deposit certification, document processing, and resident move‑ins and move‑outs.
  • Oversee the apartment turnaround process, including check‑out reports, cleaning schedules, repair and maintenance coordination, and deposit management.
  • Maintain key operational BTR functions: amenity areas, parcel room, security and CCTV, key/fob control, car park, cycle storage, and void apartment inventory.
  • Plan, coordinate, and execute remedial works from small‑scale snagging to larger defect and project works.
  • Identify and resolve issues involving residents, the public, after‑care providers, suppliers, or team members.
  • Continuously seek opportunities to maximise net operating income through revenue optimisation or cost management.
  • Deliver exceptional customer service to elevate the Neptune Wharf BTR brand, boosting resident satisfaction, renewal rates, and review ratings.
  • Develop and execute resident engagement strategies and events to foster a vibrant community.
  • Assist in accounting and reporting tasks: manage resident accounts, oversee rent collection, credit control, and expense monitoring.
  • Coordinate clerical duties related to void periods, KPI tracker reports, and support financial and administrative functions for management reporting.
  • Conduct regular checks on property management systems, enforce compliance with statutory legislation regarding Health & Safety, Fire Safety, environmental regulations, and maintain robust security and emergency procedures.

The Person – Essential Qualifications

  • Previous experience as a Building Manager or equivalent, with a minimum of two years in a scheme of 150+ apartments (residential, student, healthcare, or hospitality).
  • Demonstrable knowledge of the residential leasing cycle, including documentation (ASTs) and current legislative requirements.
  • Strong commitment to delivering high levels of customer service.
  • Good knowledge of Health & Safety, Fire, environmental, and M&E services.
  • Proficient in Microsoft Office applications (Excel, PowerPoint, Word, Outlook, Teams).
  • Excellent written and verbal communication skills and strong interpersonal abilities.
  • Confident, proactive, highly organised with attention to detail and accuracy.
  • Willingness to respond to emergencies outside normal working hours.

Desirable

  • TPI / ARLA qualifications.
  • Previous property management experience with resident communication systems used in BTR operations.
  • Familiarity with posting and promoting on key social media channels to support marketing strategy.
