Neptune Operations Limited, a subsidiary owned by Galliard Homes and managed by Sable Capital, are mobilising the Neptune Wharf Build-to-Rent team, responsible for 139 high specification furnished apartments, as well as a variety of carefully curated amenity spaces for residents to use. The Neptune Wharf development, based in Deptford, offers a total of 199 residential units split across Build-to-Rent, Open Market Sales, and affordable accommodation. There is a further 19,000 square feet of commercial space across multiple units that will help activate the streetscape, as well as direct frontage onto 15 acres of beautiful tree-lined park.
We are looking for an experienced, enthusiastic Build to Rent General Manager to lead the onsite BTR team and take full ownership of operational and commercial performance across the rented portfolio. This is a hands-on, performance-driven role with direct accountability for leasing delivery, pricing execution, void minimisation, resident retention, administrative control and identifying opportunities to maximise net operating income. While an independent Facilities Manager oversees site-wide plant and core services, this role is focused on Build-to-Rent operations, revenue, and resident experience.
You will be responsible for the following duties:
- Commercial & Leasing Performance: Own and drive Build-to-Rent commercial performance, including leasing velocity, renewals, void minimisation, and contribution to net operating income. Manage and support the Leasing Manager in delivering lease-up and renewal targets, including oversight of pricing strategy, incentives, and performance tracking. Play a hands-on role in the leasing cycle during peak periods, including enquiry management, viewings, referencing, right-to-rent checks, AST processing, deposits, move-ins and check-outs. Monitor leasing, occupancy, and revenue data to inform operational decisions and management reporting.
- Operational Delivery: Maintain overall operational oversight of the BTR building, ensuring communal areas, amenity spaces, and resident-facing services operate to a consistently high standard. Oversee apartment turnaround processes, including check-outs, defect identification, cleaning, repairs, and deposit coordination. Coordinate apartment-level maintenance and remedial works in conjunction with the onsite Maintenance Manager and third-party suppliers. Ensure smooth operation of resident-critical functions including parcel management, access control, car parking, cycle storage, key and fob control, and void apartment inventory.
- Administration, Data & Financial Control: Own day-to-day administrative control of the BTR operation, including invoice processing, rent account monitoring, credit control support, and expense tracking. Manage void-related administration, including notifications to councils, utility providers, and internal stakeholders. Maintain accurate data across property management and leasing systems, ensuring KPI trackers and reporting outputs are complete and reliable. Support month-end reporting and ongoing performance monitoring through disciplined data entry and reconciliation.
- Resident Experience & Community: Champion high standards of customer service to strengthen the Neptune Wharf BTR brand, driving resident satisfaction, renewals, and positive reviews. Design and deliver resident engagement initiatives and events that support retention and community building. Act as a senior point of escalation for resident issues, complaints, and operational incidents.
- Compliance & Governance: Ensure compliance with statutory obligations including Health & Safety, Fire Safety, and environmental regulations relevant to residential operations. Conduct regular system, process, and procedural checks to maintain strong operational controls and emergency preparedness. Participate in incident response and be available for out-of-hours escalation where required.
The General Manager will be a highly capable commercially minded BTR operator and proactive leader with proven experience in managing large-scale residential or similar schemes. They will combine strong operational expertise with excellent organisational and communication skills, ensuring the development runs smoothly and efficiently while delivering an exceptional resident experience. With a keen eye for detail and a hands-on approach, they will oversee all aspects of building operations, compliance, and resident engagement. They will also meet the following criteria:
- Essential: Proven experience in a Build-to-Rent, large-scale residential, or operational living environment where leasing cycles, resident accounts, and void management form part of day-to-day responsibility. Demonstrable understanding of the residential leasing cycle, including ASTs, referencing, deposits, and current legislative requirements. Experience managing onsite teams, ideally across both leasing and maintenance functions. Comfortable working with leasing, occupancy, and revenue data, with strong attention to detail and administrative accuracy. Proficient in Microsoft Office, particularly Excel, and confident working across multiple operational systems. Strong written and verbal communication skills with a proactive, organised, and accountable working style. Willingness to respond to operational issues outside normal working hours when required.
- Desirable: Previous Build-to-Rent operational experience. TPI / ARLA qualifications or similar. Experience using BTR resident and leasing softwares (CRM, maintenance, parcel, or resident apps). Familiarity with supporting marketing activity through digital and social media channels.
20 days annual leave plus bank holidays. Annual performance related bonus up to 10%.
