Overview of project/role: Places for London is the commercial property company of Transport for London, responsible for unlocking the value of one of London's most unique and strategically important property portfolios. We are seeking an experienced and commercially astute Senior Investment Manager to help shape and deliver our Investment Strategy at a pivotal stage in our growth journey. This is an exciting opportunity to lead investment analysis, transactions, portfolio performance and valuation activities across a diverse portfolio that includes residential, commercial, retail, industrial and alternative asset classes. Working at the heart of the organisation, you will provide expert market insight and investment recommendations that influence strategic decision‑making. You will collaborate closely with colleagues across Strategy & Planning, Finance, Property Development and Asset Management, while also engaging with a broad range of external stakeholders including TfL, the Greater London Authority and industry partners. This role requires a strategic thinker with strong analytical capability, sound commercial judgement and excellent stakeholder management skills. You will play a key role in identifying investment opportunities, optimising capital allocation and ensuring investment decisions support both commercial performance and wider organisational objectives. The Investment Management team is central to delivering Places for London's ambitious long‑term business plan. This is a unique opportunity to contribute to a high‑profile investment programme that is helping shape London's future.

Key Accountabilities:

  • Lead the development and continuous evolution of Places for London's Investment Strategy, ensuring alignment with organisational priorities and long‑term growth objectives.
  • Identify, assess and prioritise investment opportunities across the portfolio, establishing and maintaining a credible investment programme that optimises value creation and capital allocation.
  • Lead investment analysis and appraisal activities, including assessment of development opportunities, acquisitions, disposals and alternative investment structures.
  • Oversee portfolio valuation activities, performance monitoring and benchmarking, providing insight and recommendations to support strategic decision‑making.
  • Commission and manage market research and analysis to ensure investment decisions are evidence‑based, commercially robust and responsive to market trends.
  • Build strong relationships with internal and external stakeholders, providing clear reporting, influencing senior decision‑makers and supporting delivery of wider business objectives.

Essential Skills and Experience:

  • Demonstrable experience developing, implementing or influencing investment strategies within a property, real estate or investment environment.
  • Strong understanding of property investment principles and financial appraisal techniques, including metrics such as IRR, NPV, yield and discounted cash flow analysis.
  • Experience undertaking or overseeing property valuations using recognised valuation methodologies.
  • Experience leading acquisitions, disposals or other real estate transactions across a range of structures and delivery mechanisms.
  • Ability to analyse complex information and translate findings into clear, evidence‑based recommendations and business cases.
  • Experience presenting complex investment matters to senior stakeholders in a clear, concise and compelling manner.
  • Experience working across multidisciplinary teams and managing relationships with a broad range of internal and external stakeholders.
  • Excellent written, verbal, analytical and numerical skills, with strong attention to detail and commercial awareness.
  • Strong understanding of property market dynamics and supply and demand characteristics across one or more sectors, including residential, commercial, retail, industrial or alternative assets.
  • Knowledge of current market, regulatory and structural trends affecting the UK property industry.
  • Strong understanding of investment appraisal, portfolio management and valuation principles.
  • Knowledge of programme and portfolio management best practice.
  • Experience working within a public sector, regulated or politically sensitive environment.
  • Experience incorporating ESG considerations into investment decision‑making.
  • Experience leading, supervising or developing teams, colleagues or external advisers.
