Overview of project/role

Asset Operations: Premises at TfL are operational sites across the transport network where infrastructure, facilities, and engineering systems are actively managed, maintained, and kept safe to support day to day transport services. TfL’s Victoria Coach Station has been at the heart of London’s transport network since 1932, welcoming generations of travellers through its iconic Art Deco facade. Today, it remains one of the UK’s busiest transport hubs, providing a unique and rewarding environment in which to work.

As a Premises Maintenance Electrician, you’ll be responsible for delivering both reactive and planned preventative maintenance across Asset Operations Premises assets, including Victoria Coach Station. Acting as the electrical discipline lead within the maintenance team, you’ll provide electrical expertise, while supporting the maintenance of a wide range of building services and premises assets. You’ll play a key role as an operational first responder to faults and asset failures, attending site to investigate issues, assess risk, take immediate action to make situations safe, and restore service wherever possible. Where faults require specialist intervention, you’ll gather and communicate accurate technical information to support efficient rectification by colleagues, suppliers and contractors. Working alongside other maintenance professionals and external partners, you’ll help ensure premises assets remain safe, compliant, reliable and fit for purpose. This is a hands‑on role requiring strong fault‑finding ability, sound technical judgement and a practical approach to problem solving in a busy operational environment.

Key Accountabilities

• Respond to faults, incidents and asset failures, carrying out investigations, diagnosing problems, making equipment or infrastructure safe, undertaking repairs within your competence and coordinating specialist support where required.
• Deliver day‑to‑day operational maintenance activities across allocated sites, working with in‑house teams, suppliers, and contractors to provide a cost‑effective, responsive, and resilient service.
• Drive operational performance improvements across the region, contributing to the achievement of key service and scorecard objectives.
• Ensure compliance with statutory and legal obligations, acting on behalf of the Network Management Directorate to uphold health and safety and asset maintenance responsibilities.
• Build and maintain strong stakeholder relationships, including coach and bus operators, ensuring TfL is easy to work with.
• Provide operational input into projects and schemes, supporting efficient delivery and high‑quality outcomes across the asset lifecycle.
• Oversee minor works and events, carrying out site checks to ensure quality standards and accurate validation of completed works.
• Promote collaborative working and knowledge sharing to strengthen capability and consistency across the team.
• Develop a strong understanding of the network, proactively managing risks, identifying opportunities, and supporting an improved customer experience.
• Support incident and emergency response, helping to maintain safety, minimise customer disruption, and protect assets.
• Act as a key point of contact for stakeholders, attending site as required to support operational delivery.
• Participate in an on‑call rota to support out‑of‑hours operational requirements.

Skills, Knowledge & Experience

Skills

• The ability to work as part of a team and alone without direct supervision outside normal office hours (Essential).
• Strong fault‑finding and problem‑solving skills, with the ability to assess a range of premises and engineering faults, determine appropriate corrective actions and coordinate effective resolutions (Essential).
• Good organisational and planning skills being able to prioritise and complete work to high standard (Essential).
• Use of testing equipment, hand & power tools (Essential).
• The ability to think broadly to produce workable resolutions to the day‑to‑day maintenance issues and make recommendations (Essential).
• Well‑practiced communication skills, both oral and written, with the ability to interact with other skilled trade professionals, stakeholders & customers (Essential).
• Ability to implement health and safety requirements and ensure compliance by contractors (Essential).
• Use of Asset Management Systems & Microsoft Office products such as Outlook, Word and Excel (Desirable).

Knowledge

• Level 3 NVQ Diploma in Electro technical Services (Electrical Maintenance) (2357-23) or equivalent (Essential).
• Level 3 Award in Electrical Wiring Regulations BS7671:2018 or JIB Graded Approved Electrician in Installation and/or maintenance (Essential).
• An excellent understanding of Health, Safety & Environmental legislation including statutory duties (Essential).
• Specialist knowledge of Building Services with a strong mechanical and Electrical maintenance background (Essential).
• Substantial experience as a Mechanical Technician or Building Services Technician within the plant room environment with working experience of planned preventive maintenance, fault finding and repair (Essential).
• Knowledge of electrical standards and approved codes of practice (Essential).
• Knowledge of Asset Management Systems (e.g. Concept, Maximo, SAMIS) (Essential).
• Professional membership with appropriate construction / health and safety industry bodies (Desirable).
• Level 3 Award in Initial and Periodic Inspection and Testing of Electrical Installations (2391-52) (Desirable).
• Level 3 Certificate for the Inspection and Testing of Electrical Equipment (2377-12) (Desirable).

Experience

• Previous electrical experience working in a similar Electrician type role including; lighting, wiring, alarm / door entry systems (Essential).
• A good general background/experience in basic premises’ maintenance including plumbing, decorating, carpentry, building fabric repairs (Essential).
• Experience responding to building services or maintenance faults in an operational environment, including diagnosing issues, implementing temporary or permanent repairs, making assets safe, and coordinating specialist contractor support where necessary (Essential).
• Working in a busy and varied front‑line operational station (Desirable).
• Working with contractors to deliver work packages including actively monitoring Risk Assessments/Method Statements (RAMS) to ensure meeting Health and Safety legislation (Desirable).
