The Opportunity

An established and growing residential developer is looking to appoint an

Assistant Quantity Surveyor to join its commercial team in Warrington.

This is an excellent opportunity for an ambitious Assistant Quantity Surveyor looking to develop their career within a forward-thinking housebuilder, working across a growing portfolio of high-quality residential developments throughout the North West.

You will work closely with the wider commercial, construction, technical and development teams, gaining valuable exposure to the full commercial lifecycle of residential projects.

The Role

As Assistant Quantity Surveyor, you will support the commercial management of developments from procurement through to completion and final accounts.

Key responsibilities will include

  • Assisting with project budgets, cost plans and cost control.
  • Supporting subcontractor procurement and tender analysis.
  • Preparing and managing subcontract orders.
  • Assisting with valuations, payments and cost reporting.
  • Monitoring project costs against budgets and forecasts.
  • Supporting monthly CVRs and commercial reporting.
  • Assisting with variations, claims and final accounts.
  • Building and maintaining effective relationships with subcontractors and suppliers.
  • Working closely with site and construction teams to maximise commercial performance.
  • Supporting the delivery of projects within budget and agreed timescales.
  • Visiting developments across the North West as required.

About You

The successful candidate will ideally have

  • Previous experience in a Quantity Surveying or Assistant Quantity Surveying position.
  • Experience within housebuilding, residential construction or a main contractor environment .
  • A relevant Quantity Surveying, Commercial Management or Construction-related qualification, or be working towards one.
  • A good understanding of construction and commercial principles.
  • Strong numerical, analytical and organisational skills.
  • Excellent attention to detail.
  • Good Microsoft Excel and general IT skills.
  • Strong communication and negotiation skills.
  • A proactive, commercially aware approach.
  • A genuine ambition to progress within the housebuilding sector.
  • A full UK driving licence.
