I am developing a real 3-floor residential building in AlUla, Saudi Arabia. This is a real development project that will proceed to a licensed local architectural office after concept approval. Accuracy and regulatory awareness are essential.
Project Data

- Zoning: R3 – Residential Medium Density 1
- Max FAR: 1.2 (Maximum GFA 660.6 sqm)
- Target GFA: Under 600 sqm (strict internal control)
- Lighting Zone: LZ2
The design must fully comply with zoning limits and lighting regulations.
Architectural Direction
Ultra Minimal Desert Monolithic Architecture. Key principles:
- Clean, monolithic massing
- Recessed terraces (no excessive cantilevers)
- Deep shadow lines
- Strong privacy with controlled views
- Structural simplicity
- Real-world constructability
This is not a decorative or overly expressive project. The building must feel calm, refined, and timeless.

- Developing 2–3 initial massing concept options
- Preparing dimensioned floor plans (1 residential unit per floor)
- Providing elevations and one building section
- Delivering a detailed GFA calculation table
- Proposing a simple, repetitive structural grid
- Ensuring compliance with R3 zoning and LZ2 lighting
- Delivering 3 high-quality exterior renders
Important Technical Requirements
- Total GFA must remain under 600 sqm
- Maximum 3 floors

- Units may have slight layout variations while maintaining the same structural logic
