We are a residential real estate investment company that flips houses, mostly older homes (often 50+ years old). We are looking for a remodel designer who can help us modernize these properties without breaking the bank. We want practical, buildable updates that create strong buyer appeal and high ROI. We are not looking for expensive or over-designed solutions.

WHAT WE PROVIDE:

  • 360 interior and exterior tours
  • Walkthrough video and photos
  • High accuracy LiDAR scans (exported in formats that import into most architectural/design software)
  • Sometimes a basic 2D as-built layout
  • Our portfolio of past projects and our finish standards (we standardize many interior selections)

PROJECT TYPES:

Some projects are full interior rebuilds (inside existing exterior walls). Other projects are minor reconfiguration and finish updates. Sometimes we move windows/doors; sometimes it is paint-only.

SCOPE OF WORK:

  1. Space Planning / Layout Optimization: You will propose improved interior layouts for older homes to increase function, flow, and perceived space. Solutions must be practical to build and aligned with typical flip budgets.
  2. Exterior Elevation and Color Concepts (High ROI): You will propose exterior paint/color schemes and cost-effective curb appeal upgrades that make older homes feel current. Examples of exterior upgrades we may consider (budget dependent):
    • Siding choices or accents
    • Roof aesthetic changes (material/color) and/or simple roofline details
    • Adding or improving a porch roof feature/portico/entry cover
    • Dormer concepts where appropriate for character/curb appeal
    • Window layout changes (move/resize) when it improves both elevation balance and interior function
  3. 2D and/or 3D Deliverables (Preferred): 2D plans and/or 3D visuals that help us decide quickly and execute cleanly (and support permitting when needed).
  4. Code-Aware Design (Required): You must be familiar with US residential building code concepts and be able to reference code resources when proposing changes (egress, stairs, guards/handrails, bedroom requirements, etc.). You do not need to be a licensed architect, but you must design/draft responsibly with code constraints in mind.

BONUS (NOT REQUIRED): Ability to produce a clean drawing package suitable for engineer review/stamping prior to permit submission.

TYPICAL DELIVERABLES:

  • Optimized floor plan(s) provided as PDF plus source files
  • Optional 3D concepts/simple renderings (interior/exterior)
  • Exterior color palette options with notes and upgrade recommendations
  • If applicable, a clean permit/engineer review drawing set

PROJECT VOLUME: Ongoing work available. We prefer starting with one paid test project, then scaling.
