Scope of Work

  • Perform two full property title searches using standard industry practices
  • Prepare a clean, professional title report for each property
  • Identify and document:
  • Current vesting
  • Open mortgages/deeds of trust
  • Liens and judgments
  • Tax status
  • Easements and restrictions (if discoverable)
  • Chain of title (minimum 24 months preferred; note your standard)
  • Flag any uncertainties or potential title issues
  • Provide sources used (county, title plant, etc.)
  • Deliverables

    • Title report (PDF or Word)
    • Summary of key findings
    • List of data sources used
    • Notes on any ambiguities or concerns
    • Estimated search time spent

    Required Qualifications

    • Minimum 3 years U.S. title examining experience
    • Direct experience searching county land records
    • Familiarity with common title defects and curative issues
    • Ability to produce clean, professional title reports
    • Strong attention to detail

    Preferred:

    • Experience with DataTrace, DataTree, or similar plants
    • Multi-state search experience
