We have an incredible, brand new opportunity to join us as a Stock Condition Surveyor (Home Quality Assessor) - playing a vital role in shaping the future of our housing stock. Using your surveying expertise, you'll assess the condition of our properties, produce detailed reports, and help ensure our homes meet the highest standards of safety, quality, and comfort for our customers.
Our Freebridge Community Housing goal is to provide affordable, safe, and quality homes for current and future generations, for those who need a place to call home. Freebridge was set up in 2006, to receive the transfer of the Borough Council of King’s Lynn and West Norfolk’s housing stock. We now have over 7500 properties across West and North Norfolk, in addition to building new homes for social and affordable rent, and to support those who want to move into shared home ownership. We’ve had numerous achievements, including delivering our tenants’ promises and bringing homes to the Decent Homes Standard, affording our customers a much better quality of living. Outline of key responsibilities:
- Support the Asset Information & Data Manager in the planning and compilation of detailed property stock condition survey programmes.
- Carry out programmed surveys to capture up-to-date stock condition and Housing Health and Safety Rating System (HHSRS) data, making clear recommendations for property improvements where required.
- Identify defects during surveys that may breach statutory and/or regulatory requirements, providing recommendations for remedial action - including appropriate temporary measures until a permanent resolution can be implemented.
- Where required, undertake intrinsic damp, mould, and condensation surveys to establish root cause analysis and provide recommendations for rectification in line with Awaab's Law timeframes.
- Ensure that any defective components or works identified during surveys are promptly referred to the relevant team for action.
- Monitor and track all referred defect resolution works - both temporary and permanent - to ensure they are completed within the required timeframes.
We are looking for someone who has:
- Demonstrable experience of undertaking on-site stock condition survey and HHSRS assessment programmes.
- Demonstrable knowledge of the Decent Homes methodology and experience of collecting component-based data during stock condition surveys.
- Demonstrable knowledge of statutory, regulatory, and best practice requirements relevant to housing, including the Decent Homes Standard and the Housing Health and Safety Rating System (HHSRS).
- Demonstrable knowledge of building pathology, particularly in relation to the surveying and diagnosis of damp, mould, and condensation issues, with the ability to provide clear and evidenced recommendations for remediation.
- A full UK driving licence and access to your own vehicle.
