Mission Statement
Our client is a business which runs purpose-built flexible workspaces located in London and the Southeast. The business is approaching 10 buildings (with a further nine in the pipeline) offering high-quality, well-designed tech-enhanced office space in a pleasant environment on flexible contracts.
They grow the business by partnering with landlords, and through direct acquisition. Their tried and tested product is highly successful in the occupier market and they have ambitions to roll it out across other major cities and appealing suburban locations.
Overview of the role:
We are looking to recruit an individual with a positive, friendly, energetic personality to join this expanding business, and take the role of Head of Sales.
The role will be to lead their sales drive with both existing and future products. Their existing portfolio operates at 95% occupancy, with 30% of tenants “self-generated” leads, and the Head of Sales will be tasked to ensure performance remains high with pro-active marketing of vacancies, sourcing leads, and closing deals. Note that we prefer viewings to be hosted by the Building & Community Managers, however the Head of Sales will have ownership of the lead / sale.
The Head of Sales will be responsible for marketing and letting to capacity. Their input will be required during the design phase, suggesting ideas that will enhance the product and improve marketability. They will take ownership of the process and use all the tools necessary to ensure a high-quality campaign.
Materials:
- Refine existing materials to ensure optimal display on website and broker / agency displays.
- Ensure USPs are highlighted effectively in all materials
- Work alongside the Marketing Consultant in developing marketing materials for new buildings in line with company branding; use Marketing Consultant and other tools to enhance quality.
- Work on yearly content and marketing strategy, developing ideas with Marketing Consultant and creating hard copy and digital campaigns to drive broker and direct leads.
- Work on material for monthly newsletter with Marketing Consultant
- Contribute to social media campaigns with the Marketing Consultant
Marketing:
- Manage and take ownership of lead management, from sourcing to delivery, working in partnership with the Building & Communities Manager.
- Continue the strong performance in self-generated leads through a pro-active approach
- Devise marketing strategy during design phase and create a programme for delivery of optimal marketing strategy
- Improve and enhance broker & agent relations.
- Train (if required) Building & Communities Managers on optimal approach to hosting viewings
- Ensure “early access” to preferred agents / brokers
- Advise on pricing and “early-bird” discounts, amongst other tools
- Manage the “Leads Tracker” and ensure leads updated “hot, medium, cold” on a weekly basis, and report to the group
Additional Contribution:
- Engage the design team and provide comments on improving offering; this could be based on emerging design trends, furniture, technology, service, size of product, number of meeting rooms, etc.
- Organise occasional tours of buildings or sites that could be beneficial to the business
- Be an ambassador for the business, attending conferences, events, webinars, with the goal of promoting the business and gathering intel.
- Organise events and roadshows of our properties with the Founder
- Business Development; research new target locations, growth locations, based on supply and demand
- Contribute content for occasional Board papers with the Founder

Experience and Competencies required:
- Degree qualified in relevant discipline.
- Demonstrable experience in succeeding in fast-paced, KPI driven sales environment
- 5+ years of professional experience in sales, account management or sales related fields
- Experience in design would be a bonus
- Computer competent specifically excel, Office RnD, in-design
- Demonstrated experience in sourcing & qualifying leads, nurturing, negotiating deals
- Compassionate, warm and interested in people
- Clear and confident communicator, both externally and internally
- Analytical, able to understand the drivers of success in the role and plan accordingly
