Responsibilities & Duties
- Grounds & External Maintenance
- Maintain cleanliness and presentation of all external areas, including pathways, stairways, car parks, bin stores, landscaped areas, and communal outdoor spaces.
- Carry out litter picking and removal of debris across the site.
- Sweep, hose down, or jet wash external hard surfaces as required.
- Monitor and report any damage, hazards, or maintenance issues affecting external areas.
- Assist with basic external maintenance tasks where appropriate (e. g. minor repairs, fence checks, signage).
- Carry out visual inspections of drains and gutters (including roof areas where accessible) to ensure they are free from rubbish, debris, or obstructions.
- Clear footpaths and steps of snow and ice during adverse weather and ensure grit is applied where required.
- Prepare, maintain, and keep an inventory of equipment used by cleaners and caretakers.
- Daily External Cleaning & Maintenance Duties
The External Caretaker will be required to complete and sign off daily tasks, including but not limited to:
- Sweep and tidy paths, stairways, and allocated external areas.
- Spot-check and litter pick car parks as required.
- Litter pick all assigned zones across the development.
- Clean and wipe external bins.
• Village Square duties, including
- Wiping bins
- Checking and cleaning pigeon mess
- Litter picking twice daily
• Bin areas, including
- Washing/jet washing and wiping bin areas
- Changing and repositioning bins as required
• Bike stores, including
- Cleaning and tidying areas
- Removing cobwebs and debris
- Check garden bin gates, lighting, and surrounding areas for cobwebs, debris, or defects.
- Report health and safety issues promptly using the agreed reporting method (including the Whats App group where urgent).
All tasks must be completed in line with site standards and recorded on the daily sign-off sheet.
- Waste Management
- Ensure bin stores and waste areas are kept clean, safe, and well-presented.
- Support waste collection schedules by moving bins to and from designated areas on bin collection days (Tuesday and Wednesday).
- Report misuse or issues relating to waste and recycling.
- Health, Safety & Compliance
- Carry out routine inspections of external areas to identify hazards.
- Take reasonable steps to reduce risks and report defects immediately.
- Comply with all health and safety procedures and safe systems of work.
- Support seasonal duties such as gritting and snow clearance where required.
- Resident & Contractor Interaction
- Maintain a professional, approachable, and visible presence on site.
- Respond politely to resident queries where appropriate.
- Monitor external contractor activity and report any concerns to management.
- Additional Duties
- Be flexible and undertake additional duties, within reason, as required by the Managing Agents and/or the Board and your manager.
- Be courteous and helpful to all residents, residents' staff, guests, and contractors working on site.
