The role
They're looking for a Senior Maintenance Coordinator to take a senior position within their operations team, based at their office in Takeley, Essex. This is a hands‑on leadership role - you'll be overseeing complex maintenance projects, running PPM programmes, and supporting a small coordination team while reporting directly to the Operations Director/Managing Director.
What you'll be doing
- Leading and supporting a team of Maintenance Coordinators and admin staff, acting as the escalation point for complex issues, contractor delays, and tenant disputes
- Developing, scheduling, and managing Planned Preventative Maintenance (PPM) programmes across residential and commercial client portfolios
- Coordinating minor works and refurbishment projects end to end, managing materials, labour, and access
- Sourcing, vetting, and managing external contractors and suppliers, negotiating rates and monitoring performance
- Analysing maintenance data to spot trends and drive operational improvements, and preparing performance and financial reports for senior management and clients
- Ensuring compliance with health and safety requirements across all jobs, including oversight of RAMS
Skills and experience
Essential- Minimum five years' experience in property maintenance coordination, facilities management, or a comparable operational role
- Proven experience managing or mentoring a team
- Strong technical understanding of building systems, M&E, and general construction practices
- Proficiency in maintenance management software and reporting tools
- Solid grasp of health and safety requirements, including RAMS
- Experience across both residential and commercial portfolios
- Background in contractor procurement and rate negotiation
- Experience preparing client-facing performance and financial reports
