Residential Property | North West UK

Salary: up to £35,000 per year

If you want an easy ride, this probably isn't the place. But if you want to do your very best work, it just might be. We're building a UK residential platform focused on homes and communities that work for real people, backed by the experience and scale of one of Europe's largest residential operators and shaped here with a clear sense of ownership and long-term responsibility. Our brand has just launched. We're growing fast and we're hiring the people who'll define how this business operates.

THE ROLE

This role sits at the operational centre of how maintenance gets delivered across our portfolio of 2,000+ homes. Every job raised across the portfolio passes through this function; reviewed, assessed and either approved or declined before it's instructed. The decisions made here have a direct bearing on cost, quality and the experience of the people who live in our homes. It's not a purely administrative role. It requires commercial judgement, attention to detail and the confidence to challenge a job scope or a contractor quote when something doesn't stack up. You'll be working closely with the Head of Estates, Maintenance & Safety in a collaborative team that takes this function seriously.

WHAT YOU'LL OWN

  • Reviewing all maintenance jobs raised across the portfolio and making approve or decline decisions; the right call at this stage prevents cost overruns and unnecessary works further down the line
  • Assessing contractor quotes and scopes of work; knowing what reasonable looks like and holding that line
  • Maintaining a live and accurate picture of the works pipeline at all times; what's been approved, what's outstanding and what's overdue
  • Tracking spend across the live works programme and flagging where costs are trending above expectation
  • Ensuring safety-critical and compliance-driven works are correctly prioritised and progressed without delay
  • Keeping accurate records of all approvals, declines and instructions across the works management system

WHAT THE ROLE OFFERS

Real responsibility from day one. You'll have genuine authority over a high-volume works pipeline, working within a supportive team that values precision and good judgement equally. The frameworks you help build here will shape how the business manages its estates operation as it scales. For someone who thrives on pace, takes satisfaction in order and wants to be close to something that matters operationally and commercially, this is exactly that kind of role.

WHO WE'RE LOOKING FOR

  • A background in residential property, estates management, facilities coordination or a similar operational environment
  • Someone who's comfortable assessing works and costs and confident making clear decisions under volume and time pressure
  • Meticulous and organised; nothing falls through the gaps on your watch
  • Commercially aware, with an understanding that every approved job has a cost and every declined job has a consequence
  • An eye for safety; you understand that the homes in this portfolio are where people live and that safety is never an afterthought

Our values are simple: stay grounded, use your judgement, own it and play the long game. All within a culture of high challenge and high support. If this sounds like the role you've been looking for, we'd like to hear from you.
