With a focus on industrial (and some retail) assets, our client manages an interesting and diverse portfolio of primarily Value Add assets across the NW and Yorkshire. These are predominantly multi-let, urban industrial properties occupied by national traders and independents. It makes for lots of opportunity to add value through inventive asset management initiatives.
The role will blend both property management and strategic asset management. You will be part of a small, talented team where supervision and support will be available. The AUM continues to grow and in response, this role has been created to add capacity. The FM function is undertaken by an external 3rd party so some management of that relationship will be necessary.
Alongside management of lease events - renewals, reviews and service charge oversight - you will also work with tenants in your portfolio to determine asset management plays to push rental tone and improve the tenant mix. You will also be involved in leading Capex projects such as enhancements and refurbs.
We need you to know your way around commercial leases, with ease. Exposure to delivery/oversight of rent reviews and renewals would be helpful. Strong appreciation and experience within property management is required and if you have industrial experience, even better. Commercial acumen to drive leasing, surrenders, regears etc., will be essential.
The business is based in Manchester City centre, and tend to be a 3-4 day PW in the office. Flex beyond that is not available. This would be an excellent role for an individual who has perhaps been recently MRICS qualified and is looking for that all important next step career opportunity.
