The Role:

This role isn’t for someone who wants to just manage a portfolio. We’re looking for someone who thrives on creating vibrant, commercially successful places, who sees opportunities where others don’t, and who knows how to turn spaces into destinations. Reporting to the Managing Director, you’ll be at the heart of our commercial portfolio in London, owning every stage of its lifecycle.

Your biggest mission will be shaping and driving a bold commercial strategy that focuses on retail and meanwhile uses, boosting profitability while ensuring our brand and development projects stand out from the crowd.

The remit of the Asset Manager will include the following responsibilities:

  • Stay on Top of Our Assets: Keep our asset schedule up to date, ensuring everything runs smoothly across our portfolio.
  • Shape Our Commercial Strategy: Develop and roll out a forward-thinking plan to maximise value and impact.
  • Drive Lettings Success: Own and refine the lettings strategy, ensuring it meets market trends and demand.
  • Secure New Tenants: Build relationships, manage a strong pipeline, and sign new commercial lettings - collaborating with agents when needed.
  • Activate Meanwhile Uses: Identify and create dynamic meanwhile uses, working alongside the development team to align with future projects.
  • Manage Tenancies with Precision: Oversee tenancy schedules, rent invoicing, and rent collection, ensuring smooth operations.
  • Keep Budgets in Check: Prepare and manage service budgets to ensure financial efficiency.
  • Handle Landlord Responsibilities: Identify and oversee remedial works under tenancy agreements, ensuring timely delivery.
  • Prioritise Safety & Compliance: Ensure all health and safety obligations are met across all tenures.
  • Monitor & Improve Our Estate: Regularly visit properties to assess condition, address issues, and reduce void costs.
  • Manage Landlord-Tenant Relations: Oversee all landlord and tenant matters, ensuring fair and effective negotiations.
  • Review & Optimise Leases: Assess lease formats to identify opportunities, mitigate risks, and strengthen our position.
  • Negotiate Rent & Tenancy Transitions: Lead rent reviews and end-of-tenancy discussions to maximise revenue.
  • Oversee Planning Applications: Manage all commercial and meanwhile use planning applications with attention to detail.
  • Upgrade & Enhance Our Assets: Plan and deliver new-build landlord CAT A works, tenant fit-outs, and refurbishment projects to boost value.
  • Maximise Occupancy & Revenue: Create strategic annual plans to drive estate occupancy and financial success.
  • Shape Vibrant Spaces: Contribute to placemaking by supporting events and activations in our Neighbourhoods.
  • Advise on Commercial Growth: Provide expert input on commercial aspects of existing and future development projects.
  • Managing the Managing Agents: Be the point of contact for our London based Managing Agents ensuring that all Property Management Agreements are delivered accordingly.

  • You know how to activate spaces, implement meanwhile uses, and bring developments to life with events and partnerships.
  • Budget management, rent reviews, and service charge oversight? You’ve got it covered.
  • You understand lease formats, landlord obligations, health & safety, and planning applications to keep everything running smoothly.
  • This is a fast-paced role where no two days are the same. You can handle multiple projects, adapt to change, and stay focused under pressure.

  • You will be MRICS General Practice qualified or equivalent.
