We’re looking for a hands-on Project Manager to join our team and lead a mix of tactical improvements and strategic transformation work across a key property-focused contract. This is a great opportunity to step into a role where you’ll own delivery, drive change, and make a visible impact quickly.

The Role

  • You’ll be responsible for delivering improvements across people, systems, and processes — helping shape a more efficient and scalable operation.
  • This isn’t construction delivery — it’s about how property services are run behind the scenes.
  • You’ll lead delivery of short-term tactical projects.
  • Map and improve business processes.
  • Align teams and fix operational inefficiencies.
  • Support system and process transformation initiatives.
  • Work closely with stakeholders across the business.
  • Take ownership and drive outcomes in a fast-paced environment.

What We’re Looking For

  • Proven experience as a Project Manager in property, housing, or real estate.
  • Strong problem solver who can take ownership and “get things done”.
  • Comfortable doing light BA work (process mapping, identifying gaps).
  • Experience working across operational teams and stakeholders.
  • Ability to work independently without a large support structure.

Nice to Have

  • Experience with property or housing management systems.
  • Local authorities, housing associations, or lettings businesses.
  • Exposure to Microsoft Dynamics or similar platforms.
  • Background in systems or transformation projects.

Working Style

  • Hybrid: approx. 2 days per week in Cheltenham.
  • Flexibility required for key workshops and collaboration.
  • Not fully remote – you must be able to travel when needed.
