Marketing Manager

Working Pattern: Monday – Friday, 9:00am – 5:30pm (office-based)

The Opportunity

An excellent opportunity has arisen to join a growing and well-regarded housebuilder as a Marketing Manager, based in Warrington.

This is a key role within the business, offering the chance to take full ownership of marketing activity across multiple developments. You’ll work closely with the sales team to drive lead generation, support site launches, and deliver high-quality campaigns that directly impact sales performance.

This position would suit an experienced Marketing professional within housebuilding or property, who is looking for a role with real autonomy, variety, and the opportunity to make a visible impact.

The Role

• Planning and delivering integrated marketing campaigns across digital and offline channels
• Managing media schedules to ensure campaigns are delivered effectively and on time
• Creating and overseeing high-quality marketing collateral including brochures, signage, and development materials
• Driving digital marketing activity including social media, lead generation, and customer acquisition
• Managing and collaborating with external agencies (creative, PR, media, digital)
• Delivering and optimising email marketing campaigns
• Tracking, analysing, and reporting on campaign performance to improve ROI
• Ensuring brand consistency across all marketing outputs
• Working closely with the sales team to align marketing activity with site launches and targets

About You

• Proven experience within a Marketing role (ideally within housebuilding, property, or construction)
• Strong understanding of digital marketing, lead generation, and customer acquisition
• Confident in content creation and copywriting
• Experienced in managing external agencies and stakeholders
• Strong analytical skills with a data-driven approach
• Highly organised with the ability to manage multiple projects and deadlines
• Excellent communication and stakeholder management skills
• Commercially aware, proactive, and results-driven
• Flexible DOE basic salary
