The Opportunity

An exciting opportunity has arisen for an experienced New Homes Sales professional to join a well-established housebuilder as a Senior Sales Advisor.

The successful candidate will take full ownership of the sales performance and customer journey for an allocated new-build development within the West of Scotland. They will also provide flexible support across additional developments, assisting colleagues, maintaining operational standards and acting as a point of escalation for more complex customer matters.

Although the position does not carry direct line-management responsibility, it requires someone who can provide guidance, direction and day-to-day support to Sales Advisors across the region.

Key Responsibilities

  • Take full responsibility for the sales performance, presentation and customer journey of an allocated development.
  • Manage the complete purchasing journey from initial enquiry through to reservation, conclusion of missives, settlement and completion.
  • Achieve agreed sales rates, reservation targets, legal completions and other key performance indicators.
  • Qualify enquiries effectively and match purchasers with suitable plots and house types.
  • Conduct development, show-home and plot viewings.
  • Clearly present the features, benefits and lifestyle proposition of the homes and development.
  • Position the development effectively against local competitors.
  • Handle customer enquiries, objections, complaints and escalations professionally.
  • Support Sales Advisors with customer enquiries, sales matters and more complex customer issues.
  • Provide operational guidance and encourage best practice across the regional sales team.
  • Assist developments during launches, peak trading periods, annual leave and periods requiring additional sales support.
  • Work closely with Construction, Customer Service, Technical and Marketing teams.
  • Build strong relationships with purchasers, solicitors, independent financial advisers, estate agents and internal departments.
  • Maintain accurate customer, reservation, forecasting and sales information using CRM systems.
  • Produce weekly reports covering enquiries, visitor levels, reservations, sales pipelines and forecasted completions.
  • Monitor local market conditions, competitor activity, pricing and incentives.
  • Ensure compliance with company procedures, consumer-code requirements, data-protection legislation and health and safety standards.

About You

  • A minimum of five years' New Homes Sales experience gained within a housebuilding environment.
  • Strong knowledge of the complete new-build sales process, including reservations, missives, mortgage approvals, incentives and legal completions.
  • A demonstrable record of achieving or exceeding sales targets.
  • Experience operating in a senior, lead or regional sales capacity.
  • Confident providing guidance and day-to-day support to colleagues across multiple developments.
  • Experienced in handling complex or sensitive customer escalations.
  • Able to work independently and take ownership of a development's sales performance.
  • Excellent communication, influencing and negotiation skills.
  • Commercially aware, with the ability to interpret sales data, customer trends and competitor activity.
  • Highly organised and capable of managing competing priorities.
  • Proficient in CRM systems, Microsoft Office and digital sales platforms.
  • A full UK driving licence and flexibility to travel throughout the West of Scotland.

Salary & Commission

  • Basic salary of £35,000 per annum.
  • £450 commission for every plot sold.
  • 5% commission on the gross value of customer extras/ upgrades sold.
  • Uncapped earning potential.
