About the company

At Fora, we’re reimagining what the workplace can be. We create inspiring, design‑led spaces that blend hospitality, community, and wellbeing—so people can work productively, creatively, and happily. From our first London workspace over 20 years ago, we’ve grown to 60+ locations across the UK supporting 30,000+ members and partnering with trailblazing brands like Ocado, The British Fashion Council, and Pangaia. Backed by The Office Group, Blackstone, and Brockton Capital, we’re growing fast and pioneering conscious design, sustainable construction, and workspaces that empower people to work in their own unique way. At Fora, we’re not just shaping workplaces— we’re shaping the future of work.

As our New Business Manager, you’ll play a pivotal role in driving new business growth across our portfolio, helping us maximise occupancy, grow revenue and deliver exceptional client experiences from first viewing through to signed deal. This is a high-impact role for a commercially driven sales professional who thrives in a fast-paced environment, knows how to build strong market relationships, and brings the confidence to negotiate, influence and close.

Working closely with the Head of Portfolio Sales, you’ll take ownership of the full sales journey — developing targeted strategies, identifying opportunities, managing broker relationships and collaborating cross-functionally to ensure every space is positioned to perform.

What you’ll be doing

  • Driving new business sales across the Fora collection, meeting and exceeding sq ft and revenue targets
  • Working with senior sales leadership to develop and execute targeted strategies that maximise occupancy and premium pricing
  • Managing the end-to-end sales process, from market rate planning and client viewings through to negotiation, deal completion and seamless operational handover
  • Partnering closely with the Central Sales team to generate lead flow and unlock new business opportunities
  • Building and nurturing strong relationships with brokers and agents to maintain a high-quality pipeline
  • Keeping a close eye on market trends, competitor activity and pricing dynamics to inform strategy and strengthen our market position
  • Producing accurate sales and pipeline reporting, sharing clear performance insights with senior stakeholders
  • Working closely with building teams to ensure spaces are set up, presented and marketed in the most effective way possible
  • Collaborating with Marketing, Operations and building teams to deliver a smooth, joined-up customer experience
  • Representing Fora at networking events, broker meetings and industry functions to build awareness and deepen market relationships

Why join Fora?

This is an opportunity to join a brand that’s redefining the future of work — and to play a central role in how we grow. You’ll be part of a collaborative, ambitious team, working across a market-leading portfolio and contributing directly to commercial performance. If you’re energised by converting opportunities, building market presence and working in a role where you can genuinely influence outcomes, we’d love to hear from you.

Working pattern

This is a fully office-based role, 5 days a week, and is not a remote position.

Requirements

You’ll be a confident and commercially minded sales professional with a proven ability to win business, build relationships and deliver against targets. We’d love to hear from you if you have:

  • A proven track record of delivering against KPIs and revenue targets
  • The ability to build credibility quickly with brokers, clients and internal stakeholders

  • Strong CRM capability, ideally with Salesforce
  • A collaborative, proactive and highly organised approach
  • A logical, solutions-focused mindset and sharp attention to detail
