We're looking for an Assistant Property Manager to join our Operations team and play a key role in supporting the management of Fora's growing portfolio of managed and leased buildings.
This is an exciting opportunity for an ambitious property professional looking to develop their career in commercial property management, service charge governance, stakeholder management, and portfolio operations.
What You'll Do
- Property & Portfolio Management
- Support the management of a flagship Fora asset and wider portfolio.
- Maintain property records, compliance trackers, key obligations, and reporting schedules.
- Assist with onboarding new properties and third-party occupiers.
- Support governance meetings and partner relationships.
- Service Charge & Financial Analysis
- Assist with reviewing and analysing service charge budgets, reconciliations and landlord demands.
- Maintain cost trackers, forecasts and variance reports.
- Support budgeting, financial reporting and quarterly business reviews.
- Help identify cost-saving opportunities and potential risks.
- Stakeholder & Landlord Coordination
- Work closely with landlords, managing agents, asset managers and internal teams.
- Track escalations, actions and resolutions across the portfolio.
- Coordinate responses to property-related issues and ensure actions are completed.
- Support the delivery of management agreement obligations.
- Reporting & Continuous Improvement
- Prepare property management reports and business updates.
- Maintain accurate audit trails and document control.
- Help improve processes, reporting and governance across the portfolio.

Requirements
You'll Bring
- Experience within commercial property management or a related field
- Understanding of service charges, leases, landlord relationships and property operations
- Strong financial awareness and confidence working with budgets and reporting
- Excellent organisational and stakeholder management skills
- A proactive, solutions-focused approach and a willingness to learn
- Strong Excel and Microsoft Office skills
Desirable
- Experience in flexible workspace, serviced offices, hospitality-led workplaces, or commercial property.
- Exposure to service charge budgeting and reconciliations.
- Working towards or holding a qualification such as RICS, IWFM or IRPM.
